This Week in Stapleton Real Estate 5.22.20

With Memorial Day weekend upon us, and only 1 week left of school for most neighborhood kids, it feels like summer is just around the corner. The crazy part is, many of us still don’t know what our summer will look like. A lot of camps have been cancelled, and pools likely won’t open until July, so we’re left wondering “what are we going to do all summer?” Well guess what…. there are still a lot activities we can do and plenty of things we can look forward to. Stapleton’s own Melissa Downham wrote a great article with wonderful family vacation suggestions. Each destination is right here in the continental United States making it accessible by plane, car, bus or train (whatever your social distancing comfort level).

Planning to stay closer to home? YMCA of the Rockies’ Estes Park and Snow Mountain Ranch locations reopen today. Both offer a variety of fun activities, and have implemented policies to help keep you, and your family, safe. Check out dayhikesneardenver.com to plan a hike with family or friends. You can sort hikes by distance, difficulty, drive time and beauty. The website does a nice job of updating trail closures as well. If you prefer mountain biking, the MTB Project site will help you find the perfect trail for your family. Maybe road biking is more your speed. Strava maps out 35 great rides around the metro area ranging from 4.4 miles to 65.6 miles. Have places and activities you love? Or helpful websites for planning outdoor adventures? Share with us in the comments.

Even if you’re just hangin’ around Stapleton all summer, you’ll be happy to know Constellation Ice Cream is now open for business 12pm-8pm daily, the Farmer’s Market is still on, and Stapleton’s retail shops and restaurants are continuing to reopen with new businesses coming soon. Here are the latest updates from Mariel Ross.

Now onto the Real Estate update

New Listings

14 new listings hit the market this week including a beautiful 2 bed/2 bath townhome in the Denver Affordable Housing program. 2866 N Havana St is listed by Tally Lawing with Your Castle Real Estate. Reach out to see if you qualify.

2918 Florence St stood out to me because of its prime Eastbridge location – just blocks to the Town Center, F15 pool and Central Park Rec Center. This home offers the highly sought after 4 bedrooms upstairs. New hardwood floors line the stairs and flow into the master retreat. The 5-piece bath features a frameless shower and free-standing soaker tub while the walk-in closet is complete with new custom built-ins. The finished basement has a 5th bedroom, 4th bathroom and huge family/rec room with wet bar. To top it all off, an amazingly private and tranquil backyard with deck and water feature is ready for outdoor dining and entertaining. Showings start tomorrow but this home won’t be on the market long. Listed for $670,000 by Ashley Faller with Focus Real Estate.

5512 Wabash St – If you’re looking for a classic, upgraded Stapleton home with 5 bedrooms, a finished basement, and a south-facing backyard — all for under $700k — look no further. This David Weekley Grizzly Peak checks all the boxes.

My favorite part of the home?  I love the flexibility 5 bedrooms on 3 levels gives you. Like many of you, my husband and I are working from home these days. Without a second office, one of us is often left working from the kitchen or dining room. With 3 bedrooms upstairs, a main floor master/guest suite, and a basement bedroom suite, this home can accommodate a large (or multigenerational) family, or provide two offices spaces. These interesting times have made extra space for play and schoolwork a necessity. The massive great room downstairs offers both of those luxuries. Listed for $664,999 by Mariel Ross with Focus Real Estate.

All Active listings

There are currently 60 active listings in the neighborhood ranging in price from $275,000 to $1,599,000.

Under Contract

16 properties went under contract this week. If you’re planning to buy in the next 60 days or so, make sure you get a lender prequalification letter. Not only will a prequal letter make your offer more appealing to a seller, but it may be required to view certain properties during COVID-19. Sellers and their agents want to minimize traffic through the home and will only approve showings for serious, prequalified buyers.

Sold Homes

6 home sales closed in Stapleton this week.

Disclaimer:

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Stapleton, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
