This Week in Stapleton Real Estate

Below are links to the latest active, under contract and sold listings in our Stapleton real estate market this week!  We’re still in winter but buyers are out and homes are moving quickly.

Note that this post is mainly focused on the Stapleton “resale” market, if you want info on the latest inventory update from Stapleton’s 9 builders try our Builder Updates Section.

I’m always watching the Stapleton market for my clients anyway so why not share an update each Friday via Stapleton Scoop Facebook and Twitter for those who like to follow along?

New Stapleton Listings This Week

There are 7 new listings hit the Stapleton market this week so buyers have some new options this weekend.

The new Parkwood at 2811 Havana is an interesting one.  They have a room with quotes all over the walls, which is wild and they have an amazing outdoor space with a large deck and an awesome outdoor kitchen!

The new KB single family listed at 2332 Xenia for $539k looks like it will sell quickly.  With a good location (walk to Stanley or the pool!) and a Diane Gordon designed finished basement I don’t think it will last long.

Under Contract Stapleton Homes This Week

There were 11 homes that went under contract this week.  Another week where more went under contract than came on the market new, which decreases our inventory.  The good homes are selling in a week, so how are these sellers having enough time to find a replacement home and make their move?  Many of them are doing a “sale/leaseback”.  That is when you sell your home then lease it back from the buyer.  It takes about 45 days to close on a contract and then you can lease back your own home from the buyer for another 45 days.  This gives sellers some runway to make their move and avoid having to move into short term housing.  Since it’s a “seller’s market”, many buyers will accept these sale/leaseback terms even if they don’t love the idea.

Sold Stapleton Homes This Week

There was just 1 closed sale this week.  Although there was just 1 we can learn from it.  The Wonderland Artisan town homes are appreciating well.  (These are the ones across from the Rec Center on MLK that have the Spanish style exteriors)  There have been several that have closed in the very high $200k’s lately.

See All Stapleton Active Listings

There are now 24 active resale listings in Stapleton.  Of the 24, half of them are over $600k so there are only 12 homes to choose from if your budget is anywhere below that level.  That’s tight.  There are a lot of buyers out there that are ready to move but we just don’t have enough homes to show them.  So if you’re considering a move in Spring maybe bumping up your timeline (and doing the sale/leaseback I mentioned above) makes sense.

Side note:  If you are looking in the $450k – $550k range David Weekley Homes has some nice lots available in their “Cottages” series.  The lots aren’t large but they are surrounded by green spaces and a pocket park.  Many of my buyers are finding this to be the best current option in this price range due to the lack of resale inventory and the fact that many other builders are sold out right now.  Here is more info.

Resale Stapleton Buyer & Seller Needs

$400k – $500k range, anywhere in Stapleton, detached home with at least 2,000+ finished sq feet.

$500k – $600k range, north of I-70, likes Thrive/New Town and Standard Pacific.

$500k – $650k range, South of I-70 and detached single family homes only

$500k – $650k range, any area of Stapleton. Loves New Town Builders/Thrive single family homes

$550k – $650k range, South of I-70, 4 beds, no busy streets, open to various styles.
