This Week in Stapleton Real Estate

Below is the latest information on what’s happening in our Stapleton real estate market this week!

Our goal with this weekly post is to provide you with links to this week’s new listings, under contract deals and closed sales!  Note that this is just focused on the Stapleton “resale” market, if you want info on Stapleton new builds try our New Homes section.

I’m always watching the Stapleton market for my clients anyway so why not share an update each Friday via Stapleton Scoop Facebook and Twitter for those who like to follow along?

New Listings in Stapleton This Week

This week we have 8 new resale homes that hit the market.  This is a much slower pace than we’ve seen over the summer months but it’s natural that the market slows down once school starts and we head towards fall.

If you’re looking for a detached home in the $400k’s and you like the modern look you might want to check out the new listing at 3279 Spruce St.  It’s an Antero floor plan and it used to be their model home.  It has a finished basement and it’s full of upgrades.   Close to Swiggert Elementary and not far from the future light rail coming in 2016.

Under Contract Homes in Stapleton This Week

There were 10 homes that went under contract this week.  That equates to 40 homes going under contract per month and we have 43 total homes active in Stapleton now so we’re basically right at one month worth of inventory.  This still indicates its a seller’s market.

Sold Stapleton Homes This Week

There were only 5 sales this week that closed.  These homes went under contact in July which is a slow time for sale so I’m not surprised by the low number of sales.  Even though the pace of sales was slow the average closing price was over 100% of asking price, so most of these got more than they were asking for.  More signs the market is still strong for sellers.

See All Stapleton Active Listings 

There are now 43 total active resale listings in Stapleton, which is very low.  If you see any on this list that you want to check out I’m around and happy to help.

Keep an eye out for updates over the next week or so about “Wicker Park”, the next Stapleton neighborhood where new homes will be built.  It’s just South of the new high school and many builders are already taking reservations on lots.
