This Week in Stapleton Real Estate

Below is the latest information on what’s happening in our Stapleton real estate market this week!

Our goal with this weekly post is to provide you with a quick, easy to use snapshot that shows you details on this week’s new listings, under contract deals and closed sales!  Note that this is just focused on the Stapleton “resale” market, if you want info on Stapleton new builds try our New Homes section.

I find that many Stapleton homeowners like to keep their eye on the market so this update will come out each Friday via Stapleton Scoop Facebook and Twitter.

New Stapleton Listings This Week

This week we have 10 new resale homes that hit the market which is about the same as last week.   This has been the pace since early July when the market typically slows down a bit.

Of these new listings I really like the one at 2812 Valentia if you are looking in the low to mid $400k’s.  It’s a KB detached home with a finished basement and nice upgraded finishes for $429k.  I think that one is under-priced and will sell quickly for above asking price.

Under Contract Stapleton Homes This Week

There were 15 homes that went under contract this week which is a little slower pace than what we had been seeing each week in May and June (about 17 per week).  I noticed that most of the homes took several weeks to a month to go under contract, which is a bit slower than the blistering pace we saw in May and June where most homes sold in a matter of days.

One price range that still has homes moving in the first weekend they are listed is the high $300k’s/low $400k’s.  It’s a very popular price point and if you’re in this price range prepare to be competing still.

Sold Stapleton Homes This Week

There were 6 sales this week that closed which is a little slower pace than we’ve seen lately.

I noticed that the Century Communities town homes have seen some nice appreciation lately.  Several of their town homes went under contract in the $370k’s this week and one just sold for $370k as well.  This again shows the high $300k’s to be a really hot price point, at least partially due to the fact that it’s cheaper to own than to rent in this price range.

There are now 46 total active resale listings in Stapleton, which is up just slightly but still very low inventory considering we have well over 6,000 homes in the community.
