It’s Friday, time for our weekly review of the Stapleton real estate market. As always, we’ll show you our favorite new Stapleton listings along with the under contract and sold homes for the week.

New Stapleton Listings This Week
It’s been a slow week in terms of new listings in the neighborhood, which is typical for this time of year. There were only 6 new listings in the area. Of the 6, the two south side Parkwood homes caught my eye. These homes have the south side location many buyers are looking for but they were built relatively recently so they have that new home appeal still. The best of both worlds!
Bright White Kitchen at 2824 Ironton
First, let’s take a look at 2824 Ironton St. This Parkwood home, listed for $1,100,000 by Kimberly Austin with Coldwell Banker Devonshire, features a highly walkable location, 6 bedrooms and over 4,600 finished sf! I love the highly upgraded white kitchen, stylish wet bar in the basement and the big functional backyard. Plus you can walk to the Eastbridge Town Center for dinner at Cholon. (When is Cholon coming…can’t come soon enough).
Great Room at 2758 Ironton
Second, let’s take a peek at the other Parkwood home listed just down the street at 2758 Ironton St. This home, listed for $1,050,000 by Kevin Konczak with Veritas Real Estate, has 5 beds and over 4,700 finished sf. On this one what stands out is how light and bright the interior is throughout. I love custom built ins as well as the outdoor space (built in grill, firepit, benches, & more). Looks like there is an open house Saturday from 11am – 3pm if you want to check it out.
Living Room at 11245 E. 25th
Lastly, if you’re looking for an investment property near your existing Stapleton home to rent out & make some monthly cash flow check out 11245 E 25th Ave. Listed for $410,000 by Amy Atkinson from Focus Real Estate, this Thrive townhome features 3 beds, 2.5 baths and an attached 2-car garage. Easy access to the Anschutz Medical Campus, Eastbridge Town Center and Stanley Marketplace make this a highly rentable home. Let us know if you’d like a private showing.
Not seeing what you want in the resale market? Maybe you should check out the Parkwood homes “Painted Ladies” series. They’re having their model home grand opening this weekend! Stapleton Under Contract Homes This Week
17 Stapleton homes went under contract this week. Of those, 6 went under contract in the first week. So the ones that show great and are priced right are moving quickly still. Not all homes are flying off the shelf though. This time of year it’s not uncommon for a home to sit on the market for a month and that time could get even longer as we head into the heart of the holiday season.
How is the market doing overall as a whole? You may find some value in the latest data from the Denver Metro Association of Realtors. The short story is year over year for Denver home inventory is flat, the median sold price is up 5% (nice appreciation!) and “days on market” (how long it takes a home to go under contract once it’s listed) is up 10%. You can dig into the data as much as you want here.

Exterior of 8489 E. 54th
One that just had a price drop today that looks like a good value to me is 8489 E 54th Pl, listed by Kim Kouba with Compass. This ZEN home, built by Thrive Home Builders, is extremely well built and keeps your utility bills down to around $30 – $40 per month. That’s huge monthly savings compared to the average home. The home also provides an open layout, a home office and a rare loft upstairs.
