Greetings Stapleton friends!  I don’t know about you, but now that January is over I’m looking forward to the spring warm-up and eventually summer fun (if you’re leaning forward like I am and have kiddos, be sure to check out the Stapleton Scoop’s 2020 Guide to Summer Camps)

But before we start focusing too much on warmer weather, let’s chat about the past 31 days in Stapleton real estate.

Between close to historically low “for sale” home inventory in January, new buyers emerging on the market after sitting out the holidays, and fewer new construction opportunities in Stapleton’s North End, Beeler Park, and Bluff Lake – and don’t forget to mix in close to record low interest rates – and it feels like our local real estate market has gone back a couple years to a more imbalanced, seller-favorable market.

This is great news for Stapleton sellers, and here at Focus Real Estate we’ve seen multiple offer scenarios and higher demand for our listings here in Stapleton this past month.

If you were a Stapleton buyer in January?  One piece of good news is Stapleton’s builders had a number of “quick move-in” new home opportunities, which aren’t always easy to find.  On a related note, we diligently track quick move-in homes – also known as spec homes – available in Stapleton’s new neighborhoods.  While this information has changed, here’s an example of how we help track these opportunities for our clients.

Low inventory makes contingent offers very difficult (contingent offers are when you need to sell your home before you purchase the new one.)  So how is a buyer supposed to compete when they need the equity from their current home to purchase the next one?  Check out Focus’ Joe Phillips and Matt Tenney of SWBC Mortgage Corporation video to learn about Matt’s loan program where a buyer can buy the next home without selling their current one first or check out our most recent blog post!

Also, if you’re a buyer, keep in mind this may be a temporary market imbalance, both here in Stapleton and Denver overall.   Available home inventory tends to dip over the holidays and then pick up again after the Stock Show and Super Bowl are over.  There are no guarantees, but we’re certainly hopeful that we’ll see more homes over the next few months.

Whoa!  16 Stapleton homes went under contract this week ranging from $188,992 to $1,049,000 and spending about 23 days on the market.

4 Stapleton homes closed this week after an average of 28 days on the market and at about 99% of original list price.
