What’s new in Central Park real estate this week?  In this week’s update we’ll tell you about our latest coming soon South side Infinity home (live tomorrow!), share some details on the open house we have this weekend at a stunning Parkwood “Painted Lady”, give you the scoop on 3 new rental homes we have coming soon and give you detailed updates on all 4 remaining builders!  Phew…there is a lot to cover!

Alright, let’s jump into the neighborhood real estate for the week.

New Listings 

This week 15 new resale listings hit the market in Central Park.  That doesn’t include our coming soon Infinity home, which goes live tomorrow, so we’ll give you the scoop on that one here as well.

9001 E 29th Ave:  $1,195,000 (*COMING SOON*)

Listed by our friend Tiffany Burke with Compass Denver, this 3 bedroom home located in the south side of Central Park looks like a great move-in-ready option for buyers!  The owners have clearly done a lot of upgrades and it looks like it’s in wonderful condition. New kitchen and a 2 month old HVAC system… this one looks like it’s worth investigating if you’re looking in the $800k’s. Builder Update: David Weekley Homes. Mariel Ross from our team has the scoop on David Weekley and their last row homes available in the neighborhood (after building here for 20 years!).

Builder Update: Brookfield Residential. In this post Rebecca Fawcett will give you the details on the remaining available homes in their 4 series.  (They have large single-family homes, mid-size single family homes, paired homes and an awesome townhome series to choose from!)

Builder Update: Boulder Creek. Nestled on a private courtyard that looks East to the Rocky Mountain Arsenal in Central Park’s North End, there are just a few Cottage homes still available!

Under Contract Homes 

This week 5 homes went under contract in the neighborhood.  Two of the 5 went in the first week on the market.  The low volume of under contract transactions from this last week is likely a function of it being Labor Day last weekend.  Typically that’s a pretty slow real estate week as people focus more on soaking up the last long weekend of summer.  I expect we’ll see a bit of a pop in activity this weekend.

Sold Homes 

There were 6 homes that closed in the past week.  Always fun to take a spin through these and see what things are closing for. You can do that in the link above.  If you ever need a property valuation on your home we’re happy to help.

All Active Homes 

There are 57 resale active resale listings (not including the new build homes) on the market in Central Park right now, which is consistent with the inventory levels we’ve seen for a while.  The fact that inventory has remained relatively low has helped offset the shallow buyer pool caused by the increased interest rates.  There aren’t a lot of buyers or sellers, which is keeping the balance of power pretty equal between the two sides.

Of all the active listings we wanted to call out this stunner that just had a $50k price adjustment!

5900 Beeler Ct: $925,000

In the link above you can find all the homes for rent on Zillow in Central Park.

Now that we’re providing property management in the neighborhood, we’ll start to mention our coming soon and new rental listings in our weekly updates so you’re in the loop.  Right now we have 3 new properties we’re managing that will be hitting the market soon!  We’re not ready to provide professional pictures and exact addresses yet, but here are the ballpark details.  Feel free to sign up here if you are a potential tenant and you want to be kept in the loop on all our rentals.

North side new build.  We have a brand new Brookfield “Tealight” single family home available in late September.  It has 3 beds + a loft upstairs, faces West onto a large shared courtyard and includes an unfinished basement and 2 car garage.  Ballpark rent: $3,200 – $3,400/mth.

North side Thrive home.  Immaculately maintained Thrive single family home with an unfinished basement on a corner lot available in early October.  Ballpark rent: $3,200 – $3,500.

South side townhome with 2 primary bedrooms each with ensuite bathrooms. We’re renovating it now for our property owner with new paint, new carpet, new lighting and more! This one is going to feel brand new.  It’s available in late September.  Ballpark rent $2,595 – $2,695.
