Let’s dig into the residential numbers (attached and detached).

New listings in June were down 27.22% relative to June 2022.

The median sales price in June was down 1.94% relative to June 2022.

Average days in the MLS? Up 109.09%.

Overall sales volume? Down 25.17%.

You don’t need to be a real estate broker to understand the Denver market has changed considerably since last summer. The good news is our buyers here at Focus Real Estate are having a lot more success this summer when submitting offers. While we’re still running into bidding wars here and there, it seems our buyers are better positioned than they’ve been in a long time to negotiate great contract terms on the homes they love.

Our sellers? We’ve had to double (and even triple) down on our marketing efforts. Smart and clever social media campaigns on Facebook and Instagram to big audiences, more open houses, better staging and presentation, beautiful photography, and more.

We’ve been fortunate that all our listings have been very successful, but we also understand that as the buyer pool shrinks we need to do a better job for our sellers than ever before. In short, what worked before when selling homes is not necessarily what works now.
