9 new listings hit the market this week ranging in price from $474,900 to $1,350,000. We’ve seen a shift in the market this month with fewer showings and some price reductions. It’s too soon to know if this shift will continue. August is traditionally a slower month as families prep for school and take trips before summer break comes to an end. As long as homes are properly prepped for sale (cleaned, staged, etc.) and reasonably priced, there are still buyers ready to pounce. While the median number of days on market is 5, it’s worth noting that the average number of days on market has crept up to 12; further highlighting the fact that homes are still going…..if priced right. If a home is priced even a bit too high, it could sit on the market for a couple of weeks.
