This Week in Central Park Real Estate 7.22.22

It’s Friday again…..the end of another hot week in Denver, and the return of the afternoon rainstorms followed by beautiful rainbows and sunsets. Before jumping into the latest listings, here are a couple of posts you may have missed this week:

Choosing the Right Vehicle for Your Young Driver. Jennifer Mathes, a Central Park resident and owner of Allstate – The Mathes Agency, discusses some important things to consider when buying a car for younger drivers: vehicle type/size, safety ratings and features, and well as maintenance and insurance costs.

FlyteCo and Wings Over the Rockies Air & Space Museum Team Up.  FlyteCo’s Central Park location will have aviation exhibits on loan from the Wings Over the Rockies Air & Space Museum. They will also have Wings Over the Rockies themed beers with a portion of the proceeds going to support the museum

New Listings

This week there were 16 new listings that hit the market this week in Central Park. 

Of the 16, here are a couple we wanted to highlight.

Under Contract Homes

This week 11 homes went under contract in Central Park. Showing activity seems to have increased slightly but the number of homes going under contract has remained similar to last week. With interest rates over 5%, some Buyers have had to adjust their purchase price to maintain a monthly mortgage payment they’re comfortable with. That said, interest rates remain historically low and many Buyers are still looking to purchase homes before more rate hikes occur. 

Buyers have the ability to be a bit more discerning these days, so homes need to be completely dialed in (clean, decluttered, professionally staged, etc.) and priced right (if possible, pricing should be based on sales within the past 30 days….not sales from 60+ days ago). Don’t panic if your home doesn’t go under contract in the first few days; it’s likely to take a few weeks, or longer, but inventory is still moving so you will find a buyer.
