The weather is finally getting warmer indicating summer is just around the corner.  The real estate market is also getting warmer.  Yesterday we saw 16 brand new listings in Central Park!!  For those of you in the real estate market, or know someone who is, you know how brutal the buying side has been the past few months.  And, on the flip side, if you’re looking to sell your home, this is the time to shine.  Never before have home values been so high as well as buyer demand.

New Listings

As I mentioned before, we had 16 new listings hit on Thursday which brings the total amount of new listings this week to 21.  One of my favorite listings is this stunning New Town home located in a beautiful and walkable location in the Westerly Creek neighborhood.  Featuring 3 bedrooms, 4 bathrooms and stunning upgrades throughout, the location is just the cherry on top of this beautiful listing.  Check out the 3D tour HERE.  Listed by Mariel Ross of Focus Real Estate, 9004 E. 28th Avenue is listed at $799k.

This week we saw 8 homes go under contract.  The average days on market was 6 days before a home went under contract.

And this week we welcome 13 new neighbors.  Of these 13 sold homes, the average close price was $803,000 and the original list price to close price was 105%.

Currently there are 23 homes available in the neighborhood.
