This Week in Central Park Real Estate 3.25.22

Happy Spring Break, Central Park!  

We are well into the spring selling season and we’re seeing the same trend in real estate we saw last year at this time.  I’m sure it’s not a surprise to any of you keeping up with the real estate market lately that it is as hot as ever.  

In March 2021, the average days on market in the 80238 was 7 days.  Homes were closing at 101% listing price to sale price and the average sales price was $611,385.  Fast forward to this week in Central Park and the average days on market was 4 days before going under contract; the average list price to sales price is 107% and the average sales price was $799,661.  Talk about a massive increase!

The question I get asked is, are these homes actually appraising for what the winning offer is?  Sometimes yes and sometimes no.  It is all totally dependent on the home and the structure of the offer as well as recently sold, pending, and active homes that appraisers use when determining the value.  If you are interested in buying in Central Park (or any other neighborhood for that matter), check out our latest blog post, 8 Tips to Make Your Offer Stand Out.  Here at Focus, we are all in-tune to what is happening in the market, the best way to write offers that win, and some other useful tips and hints at winning the next bidding war.

New Listings

This week we saw 11 new listings come onto the market.  Most of these new listings are found on the north side of the neighborhood.  However, we are so excited to be listing an iconic home found on the south side.  9231 E. 33rd Avenue has it all:  two balconies facing Central Park, over 4100 square feet, 3-car garage, five bedrooms, five bathrooms, and so, so much more.  Come check out our open house on Friday from 4-6 PM or Saturday from 11-2.  Listed by Mariel Ross and Rebecca Fawcett for $1,395,000.

Pending

18 homes went under contract this week.  As I mentioned above, the average days on market before these homes went under contract was 4 days.  A trend we are seeing happen right now is offers being made before buyers have had a chance to see the home – which is crazy, but this is something that we are seeing more and more regularly.  This doesn’t happen on every home, but is something to be aware of.  These offers, being made before the home is available for the public to see, are usually incredibly appealing and check every box the seller is looking for and then some.

Sold

Central Park welcomes 17 new homeowners this week.  These homes sold at 107% list price to sales price which tells me there were likely at least 2 or more offers on each home.  So, it’s an awesome time to be a seller in Central Park!

Coming Soon

There are 2 homes currently in coming soon status that will be active on the market next week.

All Active

There are 20 homes on the market this week in Central Park.  Again, the majority of the homes available this week are on the north side of the neighborhood.  There is a nice mixture of single family and paired townhomes in all price points this week, which is great to see.  If there is a home you would like to check out or have some more information on, please reach out and we would be happy to help answer all your questions when it comes to the Central Park real estate market.
