Before I jump into the local housing update, I want to highlight a new retail business that opened in the Shops at Beeler (near 56th Ave and Central Park Blvd). Aspen Lane is a lifestyle boutique specializing in gifts, home décor, baby/kids wares and women’s apparel. The owner, Mika Shreeve, lives in Central Park with her husband and two sons and has been running the business out of her home since 2014. Learn more about the store and their grand opening specials here or view a short video tour here.
This week, we also got a quick update on some new construction. Brookfield Residential is building their models in the North End and gearing up to start selling. They will be offering over 300 homes across 4 different series; Cadence townhomes, Villa paired homes Tealight single-family homes and the Signature single-family homes. Each one has multiple floor plans to choose from. Joe Phillips with Focus Real Estate tells us how to get on the Brookfield interest list to stay up-to-date on lot releases and availability in this video.
Now, on to the resale market update. As brokers, we’re equally frustrated with the low housing inventory as buyers. Sure, it’s great for our selling clients, but it’s been exceptionally challenging for our buyers. So, this week brought some excitement when we saw an uptick in homes coming on the market. Don’t get me wrong, there still isn’t enough inventory, and everything that comes on the market seems to go under contract within a few days, but it’s a step in the right direction.
New Listings This Week
We saw 15 properties come on the market ranging in price from $525,000 to $1,400,000. What’s crazy is that 3 of those are already under contract and showing times have been completely booked on some of the other properties. So, if you see something you like, don’t wait!!! If you don’t have an agent, I’d be happy to help. Here are a few of my favorite homes this week:
3406 Akron St – The Home That Has It All
Amazing location 1 block from 80-acre Central Park, 4 bedrooms upstairs plus a 5th bedroom in the basement, an incredible backyard with built-in fire pit and grill, gorgeous kitchen and owner’s suite renovations. The home sits across from a pocket park on a quiet street in the heart of Central Park North. The rec center, Sprouts Market, light rail station and Stanley Marketplace are all within a mile of the home and the Jet Stream pool is just blocks away. Listed for $980,000 by Joe Phillips with Focus Real Estate.
9658 E 28th Ave Basement Stunner
Located in the heart of Eastbridge, just blocks from Stanley Marketplace, this fantastic home sits on a corner lot and boasts tons of gorgeous upgrades. You’ll find convenient built-ins throughout the home, a white kitchen with designer light fixture, custom stacked stone accent wall in the dining area and contemporary railings leading to the second level where there are three generously sized bedrooms including the owner’s suite. Don’t miss this basement! A kitchenette with full-sized appliances, a theater with projector, 2 bedrooms and a ¾ bath combine to create an entertainer’s dream space and amazing guest quarters. Listed for $998,800 by Lisa Palladino with Focus Real Estate.
10430 E 26th Ave – Best Bang for the Buck
This light-filled single-family home boasts over 2,700 finished square feet, 4 bedrooms, 4 bathrooms, and an attached 2-car garage. The open-concept main level is great for family gatherings and the basement with lovely finishes is the perfect place to unwind, play games or watch movies. Chat with neighbors from the front porch or relax and entertain guests on the back patio and deck. Close proximity to the Anschutz Medical Campus, Children’s Hospital, Eastbridge Town Center and Stanley Marketplace. Listed for $645,000 by Lisa Palladino with Focus Real Estate.
Under Contract Homes
There were 17 homes that went under contract this week. They range in price from $206,457 to $1,150,000 and they’re split fairly evenly between the north and south sides of I-70. With only 15 properties coming on the market, and 17 going under contract, we’re still low on neighborhood inventory. If you’re considering a move, now is a fantastic time to sell your home. At Focus Real Estate, we’ll list your home for 1.5% (plus 2.5% to the Buyer’s agent) which, on a $600,000 home, will save you about $10,000 on broker fees compared to the market average. Learn more about listing a home with us in our Seller FAQ Videos.
Closed Home Sales
12 home sales closed this week. Congrats to all the new homeowners and welcome to the neighborhood if you’re new to the area. Did you know that a surprising percentage of home sales in Central Park are Buyers and Sellers simply relocating within the neighborhood? We frequently help people sell a Central Park home and buy or build another. Let us help you make a seamless transition from one home to the next.
All Active Listings
There are currently 15 properties for sale in Central Park. All but 3 are south of I-70. They range in price from $395,000 to $1,400,000 and include condos, townhomes, paired homes and single-family homes.
Coming Soon
If nothing catches your eye in the active listings (or if you lose out in a bidding war this weekend), don’t give up hope. We have 4 houses in the MLS as “Coming Soon” and we’ve heard more are on the way.
So that’s the real estate update this week. Feel free to reach out anytime if you have questions. [email protected]. Have a great weekend! Oh….and a Happy Birthday shout out to my dad and grandma (who turns 101 years young today). Love you both!
