It’s officially December and the holiday season is in full swing. If you didn’t get all your gift shopping done on Black Friday or Cyber Monday, you can find some unique gifts ideas here. You can also find wonderful gifts at one of two Aspen Lane locations in Central Park (29th Ave Town Center and The Shops at Beeler Park). If you’re interested in giving a bottle of wine, or if you need to stock up for your holiday party, Mr. B’s has a great selection for the holidays. Lisa Palladino has a go-to list of favorites in this post.

If you’re looking for fun family activities this year, Rebecca Fawcett, put together this list of must-do attractions. Which attraction takes the top spot? That’s subjective, but Mariel Ross makes a strong case for The Polar Express in this post. Let us know what your favorite holiday activities are in the comments.

Now onto the residential real estate update.

New Listings

This week there were 5 new homes on the market! Here’s a look at one of my favorites:

2601 Hanover Ct

Not only is this a fantastic 4 bedroom, 4 bathroom house with a 3-car garage on a corner lot, but it also has a 2.5% assumable VA loan!!! That means the seller has a 2.5% VA loan that a qualified buyer could take over. More about the home: it sits just blocks from the F15 Pool in Eastbridge; close to the Stanley Marketplace, Bluff Lake Nature Center, and the Eastbridge Town Center. Listed by Kimberly Austin with Keller Williams Integrity Real Estate for $1,000,000.

Under Contract Homes

5 homes went under contract this week and it seems buyer activity may have picked up a bit in the past week or two. Price reductions and a slight downtick in interest rates has renewed some buyer home searches.

Sold Homes

7 homes closed and are ready to welcome new owners home for the holidays. The average number of days on market for these homes was 24 days.

All Active Resale Listings

There are 40 active resale homes in Central Park right now and the average number of days on market is currently 52 days. If you’re thinking of selling your home, be sure to give yourself a couple of months to get an offer and an additional 30-45 days to close. If you’re curious what your home is worth right now, give me a call/text or send me an email. I’m happy to provide a free valuation of your home. In case you missed it, here is a great listing that came back on the market after buyers got cold feet.

2716 Geneva St

This 5 bedroom, 4.5 bathroom home is just 1 block from the F15 pool and features lovely upgrades throughout. Oak hardwood flooring, a gas fireplace and built-in bookcases adorn the open-concept living room and kitchen. A bay window in the dining room and barn doors on the office make the home feel both timeless and modern. In the basement you’ll find the 5th bedroom, a full bathroom, a kitchenette and rec room with LVP flooring that flows seamlessly throughout. Don’t miss the spacious low-maintenance backyard with patio, pergola and turf lawn. Listed by Kate Wenzel and Erin Whitmire of RE/MAX of Cherry Creek for $1,000,000.

New Construction Homes

There are 21 new construction listings on the market right now ranging in price from about $540k to $1.3M. Builders are motivated to sell these homes so there are some great deals to be had. Lower purchase prices and Buyer incentives like cash at closing to use toward rate buydowns and/or closing costs. Let me know if you’d like to tour one of these beautiful homes.

Affordable Housing Listings

New construction condos are planned for the SW corner of Beeler Park and units are part of Denver’s Affordable Housing program. Pricing is set to go up next year but the condos are available for pre-sale right now at $210,000. Not sure if you qualify for the program? We’re happy to help you figure it out.

Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear.
