This Week in Central Park Denver Real Estate 8.30.24

Happy Labor Day weekend!  Grab a cup of coffee and coast into the long weekend by perusing the latest real estate from around the neighborhood.  We have multiple new listings to share with you as well as the details on 6 available homes for rent in the area!

New Listings

This week 14 new and coming soon resale listings hit the market in Central Park. 

Here is one of our most walkable favorites for the week:

10737 E 26th Ave: $869,000

This 4-bedroom David Weekley Home is right in the triangle between Anschutz Medical Campus, Stanley Marketplace and the Eastbridge Town Center. Under Contract Homes 

There were 12 homes that went under contract in Central Park in the last week.  The median “Days on Market” for these homes, meaning the time from when it was listed to when it went under contract, was 42 days.  That time frame has extended throughout 2024 and is much longer than sellers were used to waiting in previous years.  As agents, we’re working to help our sellers understand that you have to have homes priced right, looking great via staging, and even then homes are not moving as fast as they were.  There is more balance in the market between buyer and seller and there are just fewer qualified buyers due to affordability issues caused by high interest rates, increases in housing-related costs (insurance/taxes), and the high cost of homes in Denver in general.  You can still get your home sold, but it’s oftentimes going to take a little longer than last time you sold a home.

Sold Homes

There were 9 homes that closed in the past week, in a variety of price segments. You can see those in the link above. 

Total Active Central Park Listings

There are 105 total resale active resale listings on the market in Central Park right now. This is slightly up from around a month ago.  In general, inventory has trended up, which is similar to what we see in the Denver market as a whole.  Year over year, total listing inventory is up around 68% based on the Denver Metro Association of Realtor (“DMAR”)  statistics for July.  That’s a large increase as a percentage, but we were starved for more listings last year and were near record lows, so some more options on the market is a good thing.

Here is one active listing we have in the neighborhood we wanted to make sure you don’t miss:

6102 Akron St: $1,600,000

This 5 bedroom, Thrive “Panacea” home with over 4,400 finished sq ft is a complete mid-century style stunner!  Not only is the style right up my alley, but it has several rare features that really make it stand out.  For example, I love the massive covered back porch facing out onto the spacious yard.  That alone is very rare in the neighborhood.  Plus, this one faces the West and has amazing mountain and city views.
