New Arrivals: Ryan and Alex

Ryan reached out to me because he had seen some of my real estate posts on the Stapleton Scoop. He was considering a new build with one of the Stapleton builders but he wanted to see what I thought about it and how it stacked up to some resale options in the area. We went out to see a few resales and compared the math of building new versus buying a resale. In this particular case, we determined that there was resale that had everything he needed for less than the cost of the new build.

The only issue was he hadn’t yet sold his current home, so could we get the resale seller to consider a “contingent” offer? (meaning an offer that says we’ll buy their house but we can back out without losing earnest money if we can’t get our client’s current home sold on time). Because we work often in Stapleton we knew the listing agent of the home we wanted and they trusted us so they took our contingent offer. Now all we had to do was sell their current home…fast! Ryan and his wife Alex worked with our stager and took our pricing advice. The home was sold right away and they made the transition into their new home smoothly.

Here is what Ryan had to say about selling with Focus Real Estate in Stapleton:

“Joe is, without a doubt, one of the best agents in Stapleton. His primary focus on this market makes him invaluable to a seller or buyer. Most importantly, his character and honesty are second to none. If you want your home sold, call Joe first. You will not be disappointed. Joe helped get me a full price offer on my home in only 40 hours. He helped with professional staging and photography to get our home noticed. He then represented me on the purchase of our new home in Stapleton.” Ryan and Alex, Eastbridge, Stapleton
