Before we jump into the neighborhood real estate we wanted to bring your attention to the freezing temps coming our way this weekend! (the low on Sunday is -4!). If you haven’t done so yet, it would be great to make sure you’ve disconnected your hoses to prevent water from freezing inside which can burst the pipe and create a costly leak. If you’re headed out of town be sure to leave your thermostat on a solid 60+ degree temperature, leave a few sinks dripping water to keep the flow going or even consider turning off the water main to your home. Better safe than sorry when it gets this cold!

On to the neighborhood real estate…
This week 12 new and coming soon resale listings hit the market in Central Park. We’re seeing an increase in market activity the past two weeks and new inventory will excite buyers actively looking in the neighborhood. It makes sense that with the holidays behind us we’ll start to see new inventory coming online. We’re also talking with quite a few buyers and sellers starting to make plans for Spring moves!
One new listing that certainly stands out is 9058 E 53rd Ave!

This Infinity “Haus 3” floor plan, listed by our friend Jason Cummings with Compass Denver, is simply stunning! It’s a floor plan that’s always been popular and works well for a lot of buyers. Not seeing what you want in the resale market in the neighborhood? In the link above you’ll find 7 new construction homes still available in Central Park that could be a good fit. Wait, I thought the new build homes were gone? Almost, but not quite! There aren’t as many new build options as there once were (the neighborhood is largely built out at this point), but there are still a few to explore. Builders are motivated to sell, and are offering incentives (interest rate buy downs, appliance packages, window coverings, etc.) Boulder Creek Builders has 2 big incentives for buyers of their new homes and you can learn more about that in this recent blog post by my Focus Real Estate teammate Stephanie Airman. New homes also come with home warranties that you don’t get in the resale market. If you have questions about the new construction process, or need assistance negotiating with a builder, let us know. As mentioned above, market activity has picked up since our last update two weeks ago. In the past 7 days, buyers and their agents put 11 homes under contract in Central Park. Four of those 11 homes that went under contract did so in the first week of being on the market, which is encouraging for sellers! Buyers, agents, and lenders are finding ways to leverage seller concessions to buy down interest rates so the buyer gets a monthly payment they’re comfortable with. This is useful information for sellers as well. If a seller is willing to offer a concession to help a buyer lower their interest rate, they’re more likely to get an offer and avoid sitting on the market for 30 days or more.
Broader Denver statistics show fewer price reductions and fewer days on market the past couple of weeks. This doesn’t mean sellers are guaranteed to receive multiple offers the first weekend like we saw from June 2020 through June 2022. It does, however, mean a home that shows well and that’s priced appropriately, will attract buyer attention and likely sell in less than 60 days.
Only 3 homes closed in the past week. All 3 are located south of I-70 but they vary in price from an income qualified condo under $300k to a single-family home just shy of $950k.

There are 56 active listings in Central Park right now. That’s still really low inventory, but up a bit from the 39 total active listings that were on the market when we did this update post 2 weeks ago.
