Neighborhood NewsAldi may be on the way to Central Park. A permit application has been filed for a new location at 9111 E. 40th Ave, near I-70 and Central Park Blvd, between Cracker Barrel and Chick-fil-A. Nothing’s been approved yet, but we’ll keep tabs on it as it moves through the city. Full details in our Facebook post.

A new burger spot is filling the old Wahoo’s space at Avenues at Northfield. Marczyk’s Fine Burgers is moving in and is expected to open later this summer or early fall, bringing their popular “Burger Nights” concept to the neighborhood full time. Central Park neighbors, your opinion is wanted! Avenues at Northfield has created a community survey and asked us to share it with all of you. They value our community’s feedback and want to know what you’d like to see come into the shopping center. Restaurants, entertainment, services, it’s all on the table! This Week in Central Park Real Estate

New and Coming Soon ListingsWe have 13 new and coming soon listings in Central Park in the last week. This is down considerably from our peak in the Spring market where we saw more than double this.

Active ListingsWe currently have 106 active listings in Central Park ranging in price from $168,393 to $2,200,000. On the days-on-market side, the median sits at 42 days while the average stretches out to 49. That gap tells an interesting story: most homes are moving within a reasonable window, but a handful of stale listings, including a 272-day outlier and a few sitting past the 100-day mark, are dragging the average up. It’s a good reminder that pricing and presenting a home right the first time still makes all the difference.

There are two active Focus properties we’d like to highlight:

5547 Valentia Street, Denver, CO 80238 – Listed at $659,000, this Wonderland Homes townhouse is worth taking a look at. Listed by myself and my colleague Kailee Ackerman, this 3 bed, 2.5 bath home is stunning.

Under Contract Homes– We saw seven homes go under contract in the past week. This is slightly slower than usual, likely due to the July 4th Holiday weekend. 

Sold Homes– This week, we saw nine homes close in Central Park, ranging from $405,000 to $1,195,000, with a median sale price of $770,000. Median days on market for these sales was 13, with an average of 44 (again, a couple of longer-sitting homes pulling that average up). Homes closed at a median of 100% of list price, with an average of 96%, a good sign that well-priced Central Park homes are still selling close to asking. Interestingly, seller concessions showed up in over half of this week’s closings, 5 of the 9 sales, averaging $10,350 and ranging in value from $2,250 to $16,500.

From the Scoop: June DMAR Stats

Joe broke down the latest DMAR (Denver Metro Association of Realtors) June market report, and the headline is that Denver Metro has settled into a more balanced market than we’ve seen in years. Detached home prices stayed steady, up just under 2% year over year, while active listings and days on market both climbed, meaning buyers have more options and more time to make a decision than they did a year or two ago.

The biggest takeaway: condition is now the deciding factor. Move-in-ready homes are still getting strong activity and closing near list price, while homes needing work are sitting longer and more often taking price cuts. Attached homes (townhomes and condos) are feeling this more than detached homes right now, while our Central Park price range still holds a slight edge for sellers.
