Now on to the neighborhood real estate for the week… 

New & Coming Soon Listings 

Inventory got a fresh boost this week, with 21 new and coming soon listings hitting the market in Central Park. List prices ranged from $212,805 to $1,800,000, with a median list price of $799,000. Home sizes varied widely too, from cozy options around 1,100 square feet up to spacious homes topping 4,000 square feet, with listings spanning both north and south of I-70 — plus one in the Aurora section of the neighborhood. With this kind of fresh inventory, buyers will have plenty of new options to consider in the weeks ahead. Of the new listings here are a few I thought were worthy of a highlight:

Under Contract Homes This Week 

It was an active week for pending sales in Central Park, with 13 homes going under contract. List prices ranged from $375,000 to $1,200,000, with a median list price of $815,000. Buyers moved quickly on the right homes — the median days on market was just 14, with several properties going under contract in a week or less. It’s a strong signal of continued buyer demand in the neighborhood as the summer market is in full swing. 

Sold Homes This Week 

10 homes closed between June 13 and June 19. Prices ranged from $400,000 to $1,460,000, with a median sale price of $1,046,250. Homes spent a median of just 8 days on the market, and sellers saw strong results — properties sold for a median of 99% of list price, with several homes closing above asking. It’s a clear sign that well-priced homes in the neighborhood continue to move quickly and attract competitive offers. 

All Active Central Park Listings 

Right now, there are 108 active listings across Central Park, giving buyers plenty of choice no matter their budget or lifestyle. List prices span from $168,393 for a cozy condo up to $2,349,000 for one of the neighborhood’s largest homes, with a median list price of $679,000. Home sizes vary just as widely, from compact one-bedroom condos under 1,000 square feet to spacious 5+ bedroom houses over 4,000 square feet, and most active listings fall in the 3-4 bedroom range. The median days on market sits at 29, suggesting buyers have a bit more breathing room to weigh their options compared to the quick-moving listings that went pending, or closed this week. And true to Central Park’s layout, inventory is spread well across the neighborhood, with strong options both north and south of I-70, plus a handful of listings in the Aurora section.
