Did you know we only have 30 active listings in Stapleton, and 40% of those listings are $800k or higher!  Inventory remains tight, making it tough on buyers to find the home they’re looking for. In this week’s update we’ll show you all the new, active and under contract listings as well as let you know about a few new listings we have coming to market within a week.

New Stapleton Listings This Week

It’s another slow week for new listings in Stapleton.  There are just 6 new listings that became active this week & several of them look over-priced to me.  Keep in mind as a buyer that just because the market is in the seller’s favor does not mean you have to pay full price automatically.  It’s true sellers are on average getting most of their asking price but some sellers are pricing homes out of the realistic price range.  Make sure you look at comparable sales before you bid.

Of the new listings the one that was most interesting was the Parkwood that became available at 5462 Wabash St.  What made it unique is it has the traditional east coast Parkwood exterior but a modern interior design style.  I haven’t seen that before.

Under Contract Stapleton Homes This Week

There were 8 homes that went under contract this week.  Almost all the homes that went under contract were on the market nearly a month, which isn’t too unusual for August.  Unlike in the Spring, homes in late summer and into early Fall usually take a little longer to sell.  In certain price ranges, especially on the higher end of the market right now, I think buyers have a little bit of negotiating room because of that seasonal slow down in buyer traffic at this point.

Sold Stapleton Homes This Week

There were 16 sold Stapleton homes that closed over the past week.  These homes on average sold for 98% of their original listing price and the median days on market was 5 days.  That means half the homes sold in 5 days or less.

All Stapleton Active Resale Listings

So what’s out there and available for buyers?  As I mentioned at the top, there are just 30 total listings right now in Stapleton and 40% of those are $800k or higher.  So if you’re in the upper price range you have some options and maybe a little negotiating power, especially if the listing has been around for a month or two.  But in the other price ranges options are limited, as is buyer negotiating power.

We left one builder home on our active listing list, it’s a ZEN 2.0 home located on a really unique lot with amazing downtown and mountain views.  This new build will be ready this month so if you’ve been wanting a new home but not wanting to wait this could be the house for you.  Here is a blog post we just did on on this home with all the details you’ll need.

$800-$950k range, Central Park West location only, 3000+ finished sf, like Parkwood and Infinity homes.
$600k or less, anywhere in Stapleton, 4+ beds, 2,000 – 2,500 finished sf (including basement)

$600k – Hits the market today!  Thrive Home Builder main floor master plan in Central Park West. Hardwoods throughout, custom fireplace surround, huge kitchen, & gardener’s paradise in the backyard.  Here is a link to this listing.

$650k – Goes live on September 6th!  Thrive Home Builders “Belcaro” floor plan in Central Park West. Corner lot, open layout, tons of upgrades and a finished basement! 4 beds and over 3,000 finished sf. This home has the size, layout and features that typically work for a lot of Stapleton buyers.

Low $500k’s – Wonderland Homes single family home in Eastbridge with a rare huge fenced in front yard!  It’s located on a quiet street just steps away from all the new restaurants, shops and grocery store at the Eastbridge town center.  Finished basement.  Coming to the market Spring 2018.

Mid $900k’s – Spectacular Parkwood “Chesapeake” plan in Conservatory Green with a stylish white/light grey color palette, huge backyard,  3rd floor flex space and finished basement with built ins & wet bar.  This one has it all and we can’t wait to list it in Spring 2018.

    Hi Joe
    I met you at our closing on Aug 2nd. My name is Shelly Valdiserri and I bought 2666 Akron St. ( from Lisa and Wayne) as a second home.
    I wanted to let you know that I would appreciate you keeping an eye out for an inexpensive property ($300,000 tops) for me to buy as an rental property or a flip. Ideally, I would like to have a corporate rental property but don’t have enough money to do that yet.
    I’m a decorator so I can make houses look pretty but I have to hire everything else to be done.
    I know my budget is low but maybe something in an up and coming neighborhood would work. Let me know your thoughts.
