New Stapleton Listings This Week
We had 8 new listings hit the Stapleton market this week. In addition to these 8 keep an eye on the MLS this weekend, I’ll be listing a three story home in Bluff Lake with over 3,300 finished sf for $599k and I’ll be putting on a Wonderland Edge “Avalon” town home that’s walking distance to the light rail stop & has a finished basement for $450k.
The pace of inventory coming on is now starting to pick up in the new year. That’s good news because there are a lot of buyers anxiously waiting to find a Stapleton home. We’ve helped buyers make offers on multiple properties in the last 2 weeks and every one has been full price or more and most had multiple bidders. So buyers are in action now even though it’s only January.
Under Contract Stapleton Homes This Week
There were 8 new homes that hit the market and 8 that went under contract this week. With just 23 total active homes in Stapleton at this pace of 8 going under contract per week we’re at under one month worth of inventory in the market. (Seller’s market) Of these 8 homes that went under contact 7 of them sold in the first week! The holidays are over and buyers are out!

There are now 23 active resale listings in Stapleton. That’s still a very low inventory level. The best listings are getting bought in the first week so be prepared to act very quickly and if it’s priced fairly be prepared to go in at full price or very close to it.
