New Listings In Stapleton This Week
This week we have 15 new resale homes that hit the market. Of the 15, 10 are in the $500k’s and $600k’s so if that is your price range you have some homes to see this weekend!
To me some of them seem priced a little high so be sure to do your homework before making offers to see if the comparable sales support the price. (if you have an agent they can provide you with this info) Ideally you are using comparable sales from the same builder, if you try to compare a home to homes built by other builders it’s easy to get in trouble.
Under Contract Homes in Stapleton This Week
There were 8 homes that went under contract this week which is a much slower sales pace than we’ve seen lately. Is the market changing? Is it cooling off? Or is it because Stapleton is a very family oriented market and for many this was the first week back to school fort he kids? I think that is the case and I think we’ll see a nice fall market once people get settled into their routines.
These homes were listed in July for the most part and on average they were on the market 29 days. So despite all the headlines not every home sells in a day.
Sold Stapleton Homes This Week
There were 19 sales this week that closed. Of the 19, 16 of them sold for at or above asking price. That’s an amazing 84%! If you price your home fairly, get it in great shape and give it exposure online you can do really well right now as a seller.

See All Stapleton Active Listings
There are now 50 total active resale listings in Stapleton, which is still very low inventory for the size of the community. It is a touch more than we’ve seen lately but again I think that is because many buyers and sellers are focused on getting the kids back to school.
