New Stapleton Listings This Week
(Notes: 7 new resale listings this week. Two of them are in the million dollar price range and have over 5,000 finished sf! Both of them look amazing and I like the west facing views from the Clinton St one. The high end market has been active again in Stapleton lately.)
Under Contract Homes This Week
(Notes: 16 homes went under contract this week alone! Of the total amount 6 of them went under contract in 1 day, and 10 of them within the first week. Well priced homes in good condition are flying off the market. You are likely to have multiple offers to compete with, especially if you are on the sub $400k market. Several of these did last a few months on the market and they sold for quite a bit below asking price. Even with high buyer demand sellers are better off pricing it reasonably from the start and getting multiple bids.
(Notes: There were 3 sales this week that closed. Of these 3, 2 of them sold for over asking price in less than a week. Buyers need to plan on competing in this market.
Overall there are a total of 21 actively listed resale homes in Stapleton right now. (that’s with well over 6,000 households in the community!) With 17 going under contract per week (as we see above) that says we have way less than one month of inventory available which is extremely low.
