If your household is anything like ours right now, summer planning season has officially begun. It seems like the emails about summer camps and activities are arriving daily, and families are already mapping out how to keep kids busy (and hopefully outside!) once school wraps up.
One that caught our eye this week was a recent post Joe shared highlighting Curious Jane’s summer camp for girls. Their programs focus on creativity, hands-on projects, and building confidence in STEM through making and experimenting. Speaking of seasonal shifts… did anyone else love last week’s snowfall? It felt like one last proper winter moment before Colorado flipped the switch. This week’s run of nearly 70-degree weather definitely has a lot of people thinking about spring, and with spring comes spring cleaning and refreshing.
Around the neighborhood we’re seeing homeowners start to tackle projects, from small maintenance items to larger cosmetic updates. One thing we’re hearing from our vendor partners is that painters are already booking out, especially with homeowners preparing for spring listings or simply wanting to freshen things up.

March also serves as an important reminder that it’s Colorectal Cancer Awareness Month. Spring Has the Central Park Market Moving
Just like the weather, the Central Park real estate market has started to pick up momentum over the past couple of weeks.
On the buyer side, activity has noticeably increased. Homes that are priced well and show nicely are seeing strong interest, and in some cases buyers are finding themselves in competitive situations again.
For buyers, this means being ready to move when the right home appears. It’s not always just about price. It is sometimes timing, terms, or understanding what matters most to the sellers can make the difference. Having the right representation can be especially important in those moments when negotiations move quickly and strategy matters.
Inventory and competition can also vary quite a bit depending on price range and location within the neighborhood.
Right now, we’re seeing a fair number of options in the $750K–$820K range, particularly north of I-70, which means buyers in that segment may have a bit more time to evaluate their choices. Meanwhile, inventory under $1M south of I-70 remains fairly limited, which continues to drive stronger demand in that area.
For sellers, that means preparation and pricing still matter as much as ever as more homes begin to hit the market this spring. Homes that are well-prepared and thoughtfully positioned from the start are still the ones attracting the most attention.
As we move further into March, the spring market is clearly beginning to take shape here in Central Park. Below you’ll find our weekly snapshot of neighborhood activity, including new listings, homes under contract, and recent sales so you can keep a pulse on what’s happening right here in the community.
In the past week, 22 new homes came on the market in Central Park. You can see the full list of new listings in the link above. This is nearly doubled sine our update 2 weeks ago showing the spring market is hot and ready to go.
Coming Soon Central Park Listings
There is currently just 1 home listed as “coming soon” in Central Park, which is expected to move to active status within the next 7 days. This lower number isn’t unusual, as many sellers choose to launch their listings on Fridays to capture weekend buyer activity, so homes often move straight to active rather than sitting in coming soon for long.
We also tend to see a brief pause in new listings as we approach Spring Break for many local schools, with sellers timing their launches for when families return and buyer activity picks back up.
Here at Focus, we’ve been busy behind the scenes preparing several homes for the market, and we’re excited to share those as they begin launching in the first couple weeks of April.
There are currently 61 homes actively for sale in Central Park, with prices ranging from $159,455 to $1,698,000.

Over the past week, 16 homes in Central Park went under contract, and the speed of those sales reinforces what we mentioned earlier about the market picking up this spring. Homes that went under contract last week spent an average of 17 days on the market, with a median of just 4 days, showing that many well-priced homes are finding buyers very quickly.
The median being only four days suggests that when a home hits the market in the right price range and shows well, buyers are ready to act quickly and compete for it. At the same time, the higher average tells us that some homes are still taking longer to sell, which typically comes down to pricing, condition, or how the home is positioned in the market.
This dynamic is exactly what we’re seeing right now in Central Park: strong activity when the right home comes along, paired with buyers who are still thoughtful and selective about the homes they pursue.
This past week, 6 homes officially closed in Central Park with an average of 12 days on the MLS.
