Under Contract Homes
There were 11 homes that went under contract in Central Park in the last week. Of the under contract listings, 7 of the 11 went under contract in the first week. So, well-priced homes that show great are often times still moving very quickly. We’re seeing that more the case in the $500k – $900k market, and we’re seeing a little longer on market times for the higher price ranges.
Sold Homes
There were 14 homes that closed in the past week, in a variety of price segments. If you like to watch the market and see what things are moving for, you can peruse those sales in the link above.
All Active Homes
There are 68 total resale active resale listings on the market in Central Park right now. This represents an increase in inventory compared to what we’ve seen in the past few months, but that’s common for the Spring season. Buyers typically have a few options in each price segment. Sellers need to make sure they’re the most attractive value in their segment to sell quickly.
Here are a few of our current active listings we wanted to make sure you saw!

Know anyone that needs help managing a property in Central Park? We’d love to help and we’re always looking for owners that need help caring for their home while they focus on their other priorities. Here are a few of our latest blog posts related to property management:
Curious how much your home would rent for in Central Park? Here’s the Cheat Sheet we made for you! Side note: If you purchased your home before March 2022, you probably have a really low interest rate and your home would likely be cash flow positive as a rental! We’re happy to explore that with you if you’re thinking about renting out your home. If you purchased after that date your interest rate is likely higher and you’re not likely to have positive cash flow. Just an interesting rule of thumb we’ve discovered as we help homeowners decide if they should rent out their home or sell it.
4 New Laws Colorado Landlords Need to Know About – Denver is quickly trending towards more and more tenant-friendly laws. Although often well intentioned in my opinion, they aren’t always very practical in real world application. We’re staying on top of these and making sure we keep our properties we manage in compliance.
3 Steps to Navigate Denver’s Residential Rental License Program – Do you have your Denver Rental License in place? If not, you’re supposed to at this point! We’re happy to help you navigate this process as part of the set up process if we manage your property. This blog post will outline how it works, but we can help you execute.

Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
