Happy Friday! I know many of you are doing the last-minute scramble to finalize all your gifts and get in one more holiday activity before the close of the 2023 holiday season, so I’ll keep this week brief!

The BIG update in Real Estate? The Fed communicated this week that they are holding steady, and they signaled several cuts to rates in 2024. As many have been waiting for, this will allow interest rates to start to trend downward. We don’t expect a major change for the remainder of 2023, or to see rates in the 2-3% range again, but we do anticipate 2024 being more favorable for Buyers. YAYYYY! What does this mean?! Well, overall, this is excellent news for the housing market. Buyers who were priced out due to high interest rates will be able to jump back in. This will create more competition again, so Buyers, don’t expect your negotiation power to be as favorable as 2023 when it comes to offers and inspections. For sellers, this means the buyer pool will expand and your home will have more exposure to get the attention of a motivated buyer. All around, this is welcomed news and we are here at Focus Real Estate to answer any questions you may have!

Want to avoid competition and score an incredible interest rate right now? Let’s talk new construction homes! Builders are still offering buydown incentives which can be as low as 3.875%! Disclaimer: Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own.  It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well.  Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
