Before I jump into residential real estate this week, I want to note all the commercial and retail changes going on in Central Park. Restaurants, breweries, wellness studios, and so much more are either open now or coming soon. Mariel Ross gave us a quick rundown in this great post.

New Listings

As is common this time of year, there aren’t many houses for sale right now. This week we had 6 resale listings hit the market including 1 detached single-family home, 2 paired homes and 3 townhomes. Here is a closer look at two of the listings:

8633 E 55th Ave

This detached single-family home sits on a large courtyard in the Willow Park East neighborhood of Central Park. With over 2,700 finished square feet, 4 bedrooms, 4 bathrooms and an attached 2-car garage, you’ll have all the space you need. The open concept main living area features a tile surround gas fireplace and a spacious kitchen with sleek dark cabinetry, white quartz countertops, subway tile backsplash and stainless steel appliances. There are 3 bedrooms upstairs including the primary suite with vaulted ceilings and a 5-piece bath. The 4th bedroom and bathroom are located in the finished basement where there is also plenty of space for a theater area, exercise equipment and/or kid play space. Since the majority of new listings this week were attached single-family homes, I wanted to highlight one of them to show how much space you get and how they can feel like detached homes. This 3 bed, 4 bath Wonderland townhome faces a greenway about 1 block from a small splash pad with easy access to parks and open space. Large windows and tall ceilings accentuate the open concept main level and make all 2,800+ finished square feet feel bright and airy. Beautiful wood beam stairs lead to the second level where you’ll find a loft, secondary bedroom with ensuite bath and the primary suite with vaulted ceilings, 5-piece bath and private balcony. Under Contract Homes

8 resale homes went under contract this week. Everything from small 2-story detached single-family homes to attached paired homes and townhomes to sprawling single-family ranch homes. The list prices on these range from $590,000 to $1,200,000 but we won’t know the final sale prices until they close in the coming weeks.

Sold Homes

6 home sales closed this week and there’s an important takeaway I’d like to go over. When I set up home searches for clients, I like to include “sold” properties to alert them of the final sale prices of homes within their search parameters. This helps them to better gauge the market and have realistic expectations of what they can afford. For example, this gorgeous home was listed for $1,800,000 and went under contract quickly. Ultimately it sold for $2,225,000 (a new Central Park record I believe). While this is an extreme example and most homes don’t sell for $400k over the asking price, we’ve frequently seen homes sell for $10k-$50k over asking in the past 18 months. This doesn’t mean you should plan to offer above asking on every house. Your broker will help you assess market values, determine when homes are over-priced, and write competitive offers you’re comfortable with.

All Active Homes

There are 7 active resale homes right now. Five are located north of I-70 and two are south. They include townhomes, paired homes and detached homes ranging in price from $625,000 to $1,085,000. If you don’t see anything that catches your eye, keep in mind there are a lot of new build options in the North End. With inventory this low, it can be a great time to list your home. Buyers are still active during the holidays and, at this point, most sales won’t close until after the first of the year so you won’t need to move during the holidays.
