A little update on the commercial development in the neighborhood: the northeast corner of Fulton St and E 25th Ave is the future site of Judi’s House, which is a non-profit that provides programming for grieving children. Established by former Broncos QB, Brian Griese, and named after his mother who passed away from cancer when he was just 12 years old, Judi’s House will be a 25,000 sq ft building where children who have lost a parent, or someone close to them, can access researched-backed programming, and where the adults caring for those children can take free workshops. Finally, before diving into the real estate update, I wanted to share this photo, taken by Joe Phillips, of the new pickleball courts in the North End neighborhood. If you’ve never played before, it’s an easy game to pick up and great for all ages. I hope these courts provide tons of fun and community connection for years to come.

Only 7 new listings hit the market this week. It’s worth noting that 3 of those are new construction spec homes. We often don’t include spec homes in our weekly updates, however, with so few new listings, I thought I’d include them this week. 19 properties went under contract this week. The median number of days on market was 4, and the average number of days on market was 18.
Sold Homes
19 home sales closed this week. The median close-to-list percentage was 101% and the average close-to-list percentage was 103% indicating that most homes are still selling at, or above, the list price (if priced appropriately).
All Active Homes
There are currently only 20 active listings. There’s a mix of condos, townhomes, paired homes and detached single-family homes north and south of I-70. Again, since inventory is so low, I’m including new build spec homes. I truly enjoy helping clients build new homes and I’d love to guide you through the process and be your advocate from start to finish. Best part is, the broker commission is paid by the builder and doesn’t impact the price of the home.
