What’s going on in Central Park’s 80238 zip code these days?
How does a 13.6% increase in the median closed price since 2020 sound?
According to a recent zip code-focused report from the Denver Metro Association of Realtors, the median closed home price increased from $569,995 to $647,500 from 2020 to 2021 in our zip code.
Meanwhile, as you’d expect the average days in the MLS in 80238 has decreased a whopping 63.9%. Last year, homes averaged 36 days in the MLS. Now, we’re looking at 13 days in our zip code so far this year based on DMAR’s data.
Another telling statistic in our zip code is the number of closed transactions, which are down 12.1% this year. Last year we had 141 closed transactions, while this year there have been 124.
Wow!
The good news is there are a number of new, amazing Central Park listings that have hit the market in the past few days. We are seeing more seller activity and the potential for more listings going-forward, and renewed buyer activity as more listings hit the market. Check out some of these new listings below.
Meanwhile, there are still new construction opportunities in Central Park’s last neighborhood, North End, as well as elsewhere around Denver (Check out our breakdown of building new v. buying a resale in To Build or to Buy in Denver?…That is the Question … you can also check out Kailee Ackerman’s video 6 Things to Know Before Moving to Central Park above if you’d like to learn more about the neighborhood).

On to the new listings!
New Listings
16 new listings went on the market in Central Park this week. Here are 3 of my favorites!
How does living across the street from one of Central Park’s most popular pools sound? 10361 E. 28th is across the street from Eastbridge’s F15 pool and park. I’m picturing walking across the street in the summer, grabbing a lawn chair, and spending lazy weekend afternoons in the sun – either working, or maybe just working on my tan. How fun!
This gorgeous 4 bedroom, 5.5 bath, 5,110 sq ft home has beautiful hardwood floors, plantation shutters, and lots of natural light pouring in. The main level includes a formal dining and living space, an office, open concept kitchen and dining nook, laundry, mudroom, and two fantastic outdoor entertaining areas!
Don’t miss the west-facing deck on the second floor. Versatile, fun outdoor space is one of the most popular features we’re seeing buyers focus on in Central Park these days, and having your own private deck with views is hard to argue with. Add in the outdoor entertaining areas on the main level, and the F15 pool and park areas across the street, and, well, you’ll have plenty of options for when you’re looking to get out of the house and enjoy the Colorado summer.
10361 E. 28th is listed for $1,175,000 by Joe Phillips of Focus.
Here’s the Central Park North home you’ve been waiting for! This beautiful, 4 bedroom, 3.5 bathroom home at 3684 Wabash has a gourmet kitchen that includes granite counters, a large sink, gas range with double oven, all stainless-steel appliances, and stylish subway tile.
As you’re reviewing the photos, be sure to check out the basement! The basement comes complete with custom build wood shelves, tile floors, and tons of storage space, including a fun alcove under the stairwell. What a perfect spot for a play space or reading nook. I especially love the barn doors, which are one of my favorite recent design features that we’re seeing in more and more smartly-renovated Central Park basements.
The backyard includes stone pavers and two raised garden beds ready for your summer planting, and plenty of private space for reading your favorite book on a lazy summer day.
3684 Wabash St is listed for $715,000 by Lisa Palladino of Focus.
How about another beautiful park-adjacent home? I’m picturing having my morning coffee on the front porch of 3176 Elmira and looking out over Eastbridge’s Spring Park. What a great way to start the day!
This spacious 4 bed, 3.5 bath, 4,000 sq ft features a bright, open concept floorplan which includes on the main floor a dining room, kitchen, office that is enclosed with french doors (I love main floor offices!), half bath, mudroom and a spacious living room with large windows, custom built-ins and a stone flanked gas fireplace with rustic wood mantel.
Don’t miss the backyard! The backyard has a stone paver patio and two raised garden beds with drip lines. I love how the home faces Spring Park, and in addition you have a large, beautiful backyard of your own if you’re looking for some private space. Talk about the best of both worlds.
3176 Elmira is listed for $910,000 by Joe Phillips of Focus. You can check out the 3D model here.

Our Friday real estate updates are meant to be a “roundup” type post where we discuss all listings in Central Park, not just our own. It’s our way of making sure we follow the market closely and we share it with the Scoop readers because we know many of you like to track real estate in the area as well. Many of the listings in these posts are not our company’s listings and we wanted to mention that here to make sure it’s clear. Thanks for reading the Scoop!
