Hey neighbors. What a week this has been. For most of us, this was the first official week of DPS online learning, and man was it a rollercoaster of emotions. While technology can be a beautiful thing (and is the reason online learning is possible) it can also be the source of full parental meltdown. Getting multiple systems to work, for multiple kids on different schedules, is no small task. Congrats to everyone for making it through. And thank you to all our teachers, IT specialists, and school administrators for hanging in there with us while we ironed out the kinks. TGIF….and Good Friday to boot.

I’m sure we’re all looking forward to the weekend, but I’d be lying if I said it will be a typical Easter weekend. In true Stapleton form, our neighborhood is making lemonade out of lemons. The MCA Easter Egg Hunt is still happening but with a twist. Check out this post about crafting eggs and bunnies to hang on our doors and in our windows. Celebrating Easter with extended family, in person, won’t be happening this year. But that doesn’t mean you can’t still enjoy a delicious meal with your loved ones. Now onto this week’s Real Estate update:

The Real Estate market is still functioning, but in vastly different ways than it did before the “Stay at Home” order went into effect. Curbside closings, e-signings, and virtual tours have made this possible. While Real Estate has been deemed an essential business, DORA and the Colorado Real Estate Commission have taken the position that business should be limited (as much as possible) to deals that are already in progress. New deals should be limited to urgent or emergent situations, i.e. deals needed to keep a roof over peoples’ heads. For example: if you’ve already sold your current home (or it’s under contract), and finding a new home is paramount, you would be allowed to look for, and contract on, a new home. Another example might be: if your job requires you to move, listing your current home and looking for your next home would be allowed. Outside of urgent or emergent situations, buying and selling of homes should wait until the “Stay at Home” order is lifted. Photos, virtual tours, location maps and lender prequalification letters should be utilized, whenever possible, to help determine whether a buyer is serious or not. 11 listings went under contract this week. This is a pleasant surprise given the current restrictions on showings and open houses. Despite the effects COVID-19 has had on the market, people still need housing and buyers like what Stapleton has to offer.

There are currently 52 active listings in the neighborhood ranging from $354,900 to $1,345,000. There are condos, paired homes, “wee cottages” and big luxurious single-family homes. Roughly half of the homes are south of I-70 and half are north. So, if you need to make a move during this “Stay at Home” period, there is likely a home that will fit your needs.
