It’s Friday, which means it’s time for our weekly update on the Stapleton real estate market.
As we mentioned last week, we’re going to continue to monitor the market and bring you our updates, but it’s all very secondary in our hearts and minds compared to the pandemic & helping our community. So before we jump into the real estate here are a few recent Stapleton Scoop posts you may find useful and inspiring.

New Stapleton Listings This Week
Ten new listings hit the Stapleton market this week.
Wait…new listings? We’re in a stay at home order so how can homes be hitting the market still?
The stay at home order deems real estate an “essential” activity so yes, technically homes can be bought and sold in this stay at home period. (You can read up on that in this Denver Business Journal article from yesterday). Will homes be bought and sold in this period? That we’re not sure of and we’re monitoring the market to keep our clients posted on what we’re seeing.
Even though real estate is deemed “essential” there isn’t a lot of guidance regarding what we can and can’t do as agents during this time. So we’re setting our own internal guidelines. At Focus we’re of the mindset that the stay at home order needs to be taken very seriously. We are not having any in person contact right now. (no open houses, no in person listing appointments, no going to inspections, no going to closing, etc) So you won’t see our faces on Facebook Live anywhere other than our homes until the order is lifted. That said, we’re still here to support our clients and can do many of our day to day activities over the phone and through Zoom. So if you have a real estate need we’re still here to help and provide guidance.
So how about these new listings that just came on? One thing I noticed is that there are two great options in Central Park North, a quiet highly desirable part of Stapleton.
The first is 8946 E 35th Ave. This home, listed by Jen McGuirk with Jen Realty for $799.9k, features nearly 2,600 sf above grade, 4 bedrooms and a finished basement! It also has a nice low maintenance backyard I think a lot of buyers will appreciate. The location is strong with it being an easy jaunt to the light rail station, 80 acre Central Park and the Jetstream pool.
The other new Central Park North listing is at 8942 E 34th Ave. This home is listed by Dee & Steve Ciancio with LIV Sotheby’s International Realty for $800k. It features over 2,200 sf above grade, 4 bedrooms, a finished basement and a sweet pocket park facing location! This one is really light and bright plus it looks meticulously maintained.
I think if you’re in the market for a south side home in the $800k range both of those would be worth a look.
There were 8 Stapleton homes that went under contract this last week. As you’ll see, all of them were in the mid $600k’s or less price range. Is that a trend, that there will be more transactions in the bottom half of the Stapleton price range than the top half? Not sure, it’s early and the sample size is too small…but it’s something we’re watching.
Five of the eight sales went under contract within a week of being on the market.
Now that we’re in the stay at home period we expect less homes to go under contract each week. We imagine activity will pick up greatly once that order is lifted.

All Active Resale Homes In Stapleton
There are 54 total active resale Stapleton listings right now. And for those of you waiting on more new homes to come in Stapleton good news…construction is considered an “essential” activity as well. So the building of homes that are already underway is proceeding (with precautions) and the land development/infrastucture for the second half of North End (600 – 700 homes over the coming years) is still underway.
