The beginning of a new year comes with endless possibilities, and while many of us are committing to health, wellness, career, and relationship resolutions, some of us have real estate on the brain.
Are you planning a move or a home improvement project this year? Home improvement projects can be exciting because you get to see your ideas come to life as you create the home you’ve always dreamed of. On the flip side, home improvement projects can be stressful. Aside from potential disagreements with your significant other about what colors and finishes to choose, (or, in my case, an opinionated 4-year-old who wants unicorns everywhere), you might also be concerned with how the changes will affect the value of your home.
As real estate agents, we get a lot of questions about the impact of renovations on an eventual selling price. These can be tricky questions to answer. We want you to love your home, which means adding your own style and personality into the finishes and décor. If, however, you’re also thinking about resale value, you might need to nix the hot pink toilet or shag carpet wall.
So which projects should you consider? According to HomeAdviser, the updates that will add the most value to your home are:
- Increasing light and space: Opening up the floor plan, vaulting the ceiling, enlarging windows or doorways, or adding usable square footage can give a sense of “breathing room.”
- Adding curb appeal: Fresh exterior paint, new landscaping, a manicured lawn, front porch furniture, and well-maintained driveways and sidewalks make your home inviting and suggest that it is well cared for.
- Creating a home office: A designated office, especially one that doesn’t decrease bedroom count, is a hot commodity as more and more companies offer employees the ability to work from home.
- Adding a deck or patio: Many homeowners see outdoor living space as a must-have amenity. A well-planned deck or patio can add a lot of enjoyment to a home.
- Painting the interior: A new paint color can completely change the look and feel of a room. Even applying a fresh coat of the same color (assuming it’s an appealing color) can make a home look newer and cleaner because, let’s face it, kids and pets do a number on walls, doors, cabinets and trim.
- Updating the kitchen and/or bathroom: Kitchens and bathrooms sell homes! Whether you do a full gut job or just paint the cabinets and install new hardware or countertops, an updated kitchen or bathroom is always a good move as long as you pick finishes that are broadly appealing and stay within an appropriate budget. A $100,000 kitchen renovation in a $300,000 home won’t get you a good return on investment.
- Finishing the basement: This option can incorporate multiple value-add items. Usable space? Check. Add a bathroom? Check. Add a bedroom? Check. Add a home office? Check. Like the kitchen reno, just make sure you don’t outprice your home or neighborhood.
