There are 8 new listings that hit the Stapleton market this week. If you’re looking in the low to mid $400k’s I like the looks of 3178 Geneva Ct. A single family home with a finished basement that’s walkable to the Eastbridge town center and bikable (not a word but whatever) to Stanley for $437k. Seems like a good value considering that paired homes are selling at that price.

I’m also noticing that several of these 8 new listings are significantly over-priced. I’m not going to point out specific addresses but I want buyers to know that they need to be cautious in this market. Some sellers have seen how hot the market is and they’re going for prices that make no sense based on recent sales data. The problem comes in when buyers come along that don’t know the market well and don’t have an agent that knows it well (or doesn’t care). That’s when buyers can end up greatly over-paying for homes which will not end well. My point is be careful and be sure to use recently sold, very similar comparable sales to understand the value of a home before you bid on it.

There were 12 Stapleton homes that went under contract this week. That’s a really good pace for sales, showing we’re still in a seller’s market.

One thing I noticed is of the 12 listings 4 were listed in August and 8 were listed in September. The 4 listed in August took 2 weeks – a month to go under contract. Relatively slow compared to how quickly things have been selling in 2016. The 8 that were listed September all went under contract in less than a week other than 1 home which took 2 weeks. So things are moving really quickly again! I attribute that tiny slow down to seasonality; July and August are just slower than the rest of the year.

I listed 3166 Geneva last weekend and it went under contract in 2 days. Well priced homes with good locations that show well are still very likely to sell in the first weekend or two. There are now 40 total active listings in Stapleton. This inventory level is down from what it’s been the last few months, indicating to me that the market is picking up a little after it’s normal seasonal slow down in July and August.

Not seeing what you’re looking for in the resale market? The 10 builders (yep…10 now with CreekStone Homes being added to the mix recently!) are starting to release lots in Beeler Park and Bluff Lake. Parkwood Homes, Thrive Home Builders, Boulder Creek Builders and KB Home are already contracting on lots in these areas & more will be joining them soon.
