Time for our weekly peek at the Stapleton real estate market!  In this post you can check out all 38 available resale homes in the neighborhood plus pick up some insights on a few mid-century modern new build options that just became available.  Let’s jump in!

New Stapleton Listings This Week

There were 10 new listings that hit the market this week.  Of the 10, 6 were in the $400k’s and $500k’s which helps because those are always popular price points with a lot of demand.  Here are a couple of the new listings we thought were interesting.

First, we noticed there were a few income-qualified homes that became available.  These homes, priced in the $100k’s and $200k’s, can be hard to find so I wanted to make sure to point them out.  One is 7431 E 26th Ave #2 and the other is 7444 E 28th Ave #1.

The other one that caught our eye was the brownstone at 8814 Martin Luther King Blvd.  Amazing brick exterior, custom touches throughout, nearly 4,000 finished sf and check out the mountain views from the rooftop deck!

Not finding what you want in these new resale listings?  If so, then take a peek at these two new builder options that just opened up.  Both of them happen to have mid-century modern architecture.  First, Thrive Home Builders just released 7 new lots in their ZEN 2.0 series in Beeler Park.  (this is the latest version of their zero energy homes & they have several plans with 4 bedrooms upstairs which are very popular)  These homes will have end prices in the mid $600k’s to upper $700k’s, depending on the plan and upgrades selected.  Three of the homes face a new park that is being installed now and several are oversized.  All three plans in that series are available.  Here is map of the lots and the current change orders for those lots.  It’s still early enough to make all the finish selections on these homes.  If you’re interested in these let me know and I can provide you with more detail on location, model homes you can tour, etc..

You may also want to take a peek at the new Starlight Collection from KB Home.  These homes range from 2301 to 2890 sq. ft. (above grade, not including the basements!) and feature 3 car garages, butlers pantry, mudrooms, dens and flex space as inclusions and options. They have KitchenAid gourmet kitchens, luxurious showers, floating cabinets in the master bath, granite countertops, engineered hardwood floors in the entry hallway and kitchen and covered patios included. Under Contract Stapleton Homes This Week

There were 9 Stapleton homes that went under contract this week.  The average days on market for these homes, which means how long it was between when it was listed and when it went under contract, was 14 days.  So, well priced homes are still moving in the first few weeks on the market.

Sold Stapleton Homes This Week

10 Stapleton homes closed over the past week.  Although Stapleton sellers, on average, are getting over 98% of their asking price for homes it’s not uncommon for homes in the $800k+ range to have to negotiate the price down a little more to make a deal.  The high end is just moving slower than the lower price ranges.
