Time for our weekly update on the Central Park real estate market!  Writing it weekly helps us keep a real close eye on the neighborhood real estate, and hopefully you enjoy checking out the new listings, under contract homes and sold deals. 

In addition to covering for sale housing, we’ve also been continuing to build our property management business focused on the area, so you’ll start to see a more robust rental section of our weekly real estate updates!  This week we have 3 new rentals in and around the neighborhood to tell you about, 2 of which are furnished and one of which will entertain leases as short as 30 days!

Colorado Hiking: Apex Park – Maybe you don’t have time to go all the way to Frisco, but you still want a little slice of nature?  This post, written by our hiking enthusiast teammate Kailee Ackerman, will give you all the details you need for a hike in Apex Park.  It’s a beautiful hike and you can get to the trailhead in 40 minutes from Central Park.

Ok, let’s get into the real estate for the week…

New Central Park Listings

This week there are just 4 new listings on the market in Central Park.  That’s not a lot to choose from for buyers that are eagerly awaiting some new options.  Typically, the volume of new listings starts to slow down in July and August, but it feels like that slowdown in new inventory may be coming a little earlier this year. 

One thing we’re hearing from potential sellers is they’d like to make a move but they’re having a hard time selling a home where they have a 3% interest rate to go purchase a new house with at 6.75% interest rate.  This is understandably keeping many potential sellers in their homes, resulting in less inventory coming on the market.  The people we see selling are ones that have a real strong motivating factor to do so (moving out of state, new child/need more space, divorce, etc). The discretionary seller that kind of wants to move but doesn’t really have to seems to be mostly staying put for now.

This low volume of new inventory is keeping the market pretty balanced between buyer and seller, resulting in pretty steady home pricing lately.

Of the new listings this week, this new Willow Park East “Parkwood” home is a fun one!

8990 E 52nd Place: $1,550,000

This Parkwood “Asheville” is listed by Kristen Mancherian with Compass – Denver.  The Asheville has always been my favorite plan because it combines the timeless Parkwood style with the openness of more modern floorplans.  This home features 6 bedrooms, 5 baths and nearly 5,000 finished square feet of finished space!  So, what’s unique about this home?  I think buyers are going to love the gorgeous white kitchen, the 4 bedrooms upstairs layout, the large backyard, the owned solar and the stylish finishes throughout!  Take a stroll through the pics and check out all the cool wallpaper accents the owner did in various rooms.  Want more info?  We’re around all weekend and always happy to help if you want to see a home.  Or you can pop by Kristen’s open house this Saturday June 24th from 11:00 – 3:00.

Not finding what you want in the available resale options? How about a builder spec home?  (“Spec” homes are homes that are under construction or already completed but not yet sold.) There are still handful of builder homes available in the neighborhood, especially in the $600k’s – $800k’s price range.  You can see those here. Many are complete or nearing completion and they often come with interest rate incentives and a home warranty.  We’re happy to talk you through all your options if you’d like the help of a buyer’s agent. (You pay the same price whether you have an agent or not.)

Under Contract Central Park Homes

This week 11 homes went under contract in Central Park.  Of the 11, 7 went under contract in the first week!  So even though increased interest rates have slowed the number of transactions in the market, inventory is still low and well-priced homes that show well are still moving quickly in many cases.  It’s really important that as a seller you price the home appropriately and take the agent’s advice to get the home looking great.

Sold Central Park Homes

There were 12 homes that sold and closed in the neighborhood this week and you can see those in the link above. In general, looking at sold homes is not as exciting as it was in the white-hot appreciation years of 2020 – mid 2022, when you could see a home easily closing for $100k + over asking price.  Typically, the sales prices are now closer to the asking price, with the rare bidding war still happening on special homes.

All Central Park Active Homes

There are now 44 total active resale listings on the market in Central Park at the moment. That is still a low inventory level, which helps keep the market pretty balanced between buyer and seller.

9319 E. 57th Place: $615,000

This stunning Wee Cottage home built by Boulder Creek Builders is in an absolutely fantastic spot in Beeler Park! If you have never been in a Wee Cottage, definitely check this one out. This single-family home offers 3 large bedrooms, three bathrooms, upgrades everywhere, and a fabulous backyard.  That’s really hard to find in this price range.
