Before we jump into the listings we wanted to provide something that may help fatigued or stressed home buyers. Homebuying is tough right now, no doubt about it. So we just want to make sure you’ve considered all your options. Central Park is lucky enough to have resale homes and new build homes. New Listings
13 new listings went on the market in Central Park this week. Not nearly enough to make a dent in buyer demand right now but hey…we’ll take it! Below are a few of our favorites that we expect will be gone by Monday.

This Infinity home, Listed by our friend Jason Cummings with Compass Real Estate, fronts on to Jet Stream pool and park in coveted Central Park North. It’s a great quiet location with virtually no through traffic, yet you’re just minutes from the light rail station, highway access and the Sprouts grocery store! This is another listing that looks like a model home! I love the open main level, the office with barn door and the open loft upstairs. Other unique things to love about this home? How about three. First off, you can tell it gets great natural light throughout the home. Second, check out the double murphy bed in one of the upstairs bedrooms. (Just cool, I don’t see that often). Third, check out the custom cabinetry they did in the master bedroom closet.
8694 Martin Luther King Blvd:
Beautiful Wonderland town home directly across from 80 acre Central Park! Under Contract Listings
There were 11 homes that went under contract in Central Park this week. Interesting to note that 9 of the 11 were sold in 4 days or less! In this market if you’re selling it’s typically gone in the first weekend, so most of our sellers get out of that house for the weekend. Another perk of being a seller these days (besides having all the leverage!) is you only have to be inconvenienced by showings for a few days.

Available For Lease Homes
Not ready to buy and want to rent for a while first? Rental homes are about as hard to find as for sale homes, but we’ve listed a few in the neighborhood in the link above.
All Active Listings
There are just 14 total active listings in the neighborhood right now. Of those only 8 are below $1.0M. If you think about it that means in the market below $1.0M we have less than 1 available home for sale out of each 1,000 homes that exist in the market!
Home inventory levels are typically gauged by how many “months” of home supply exist on the market. If there are 4-6 months of home inventory available on the market (meaning it would take buyers 4-6 months to absorb the existing homes if no more became available) that indicates a “balanced” market. Right now we have 1 “WEEK” (not month) of inventory! This explains why the scales are completely tipped in seller’s favor at the time being.
(Wow. Is this sustainable? This podcast I listened to while jogging this week made some good points. If you’re curious about the future of the real estate market you may like it.)
