Happy Friday!  Time for our weekly update on the Central Park real estate market.  In this week’s update, we’ll tell you about our newest coming soon Thrive listing we just staged yesterday as well as update you on all the latest under contract homes, sold deals, open houses & more!

New Listings 

This week 7 new and coming soon resale listings came along in Central Park.  Of the new listings, here are two we wanted to highlight:

Under Contract Homes 

There were 9 homes that went under contract in Central Park in the last week. Of the 9, only 1 sold in the first week on the market.  Due to the time of year and the interest rates we’re seeing homes typically taking several weeks to sell.  This is slower than the white-hot market we were used to, but overall still very fast.  We’re just working with our seller clients to adjust expectations so they don’t expect the “multiple offers in the first weekend” thing that used to be the norm. 

Sold Homes 

There were 12 homes that closed in the past week, in a variety of price segments.  If you like to watch the market and see what things are moving for you can peruse those sales in the link above.   

All Active Homes 

There are 41 total resale active resale listings on the market in Central Park right now.  Inventory has moved up slightly and buyers have a few options to choose from in each price segment.

We’re seeing the leverage between buyers and sellers being pretty balanced.  Most sellers are still getting close to their asking price if they start at a reasonable level and have the home looking great. So it’s still a good market for sellers, but expect it may take a few weeks to sell. 

For Rent Homes 

In the link above you can find all the homes for rent on Zillow in Central Park.  Since we help landlords manage their rental properties through our sister company, Focus Real Estate Property Management, we are now heavily involved with rental properties in the neighborhood.  We’re seeing a pretty strong seasonal slowdown lately, with homes not renting as quickly as before.  Landlords need to make sure they’re priced right, in good condition and have some professional photos to show it off.  We’re still blown away by the lack of professional photos in the rental space!  Landlords can’t be complacent right now on pricing or condition, or their listings are going to sit.  If you have a rental property in the area and you’d like professional management we’d love to help! Curious how much your home would rent for in Central Park?  Here’s the Cheat Sheet – We just updated this with the latest Fall/Winter rental rates we’re seeing as we help our landlord clients.   Side note:  If you purchased your home before March 2022 you probably have a really low interest rate and your home would likely be cash flow positive as a rental!  We’re happy to explore that with you if you’re thinking about renting out your home.  If you purchased after that date your interest rate is likely higher and you’re not likely to have positive cash flow.  Just an interesting rule of thumb there for you!
