13 open houses?! That’s right. Our newest teammate at Focus Real Estate, Jeff Navarro, is hosting a “Central Park Open House Extravaganza” that involves our listings as well as homes listed by other brokerages!  As of the time of this writing on Friday morning, he has rounded up 13 open houses for you to check out in the neighborhood! Speaking of new members of the team, we have two new Central Park Scoop contributors focused on interior design, Molly and Christy from MC Design Interiors.  They have been helping homeowners with some amazing home projects and we’re excited to have their voice on the Scoop! On to the neighborhood real estate…

New Listings 

This week 15 new and coming soon resale listings came along in Central Park.  Of the new listings, here are two we wanted to highlight:  

9034 E 51st Ave:  $1,075,000

This 4 bedroom home with a finished basement faces onto a large green space in the north area of Central Park.  I think a lot of buyers will love the openness of the main level, the very secluded home office and the low maintenance outdoor space.  This home is listed by Martin Mata with Redfin.  Want more info? 9173 E 29th Pl: $760,000

This is another interesting home that just popped up!  It’s a ranch style home on the South side of I-70 in Central Park, which can be hard to find in the $700k’s.  The location is awesome if you want to be near green space and have the ability to walk to the rec center, Eastbridge Town Center and Stanley Marketplace!  It features 2 bedrooms on the main level and then has a finished rec room in the basement. Plus, it sounds well cared for as it has a newer hot water heater and newer furnace.  If you’re in the market for a ranch style home this one will be worth checking out.  This home is listed by our friend Meg Farina with Coldwell Banker Realty.

Under Contract Homes 

There were 13 homes that went under contract in Central Park in the last week. Many homes are going under contract quickly, indicating the market is heating up lately!  For example, I was valuing a home for a seller this week and as I researched the comparable sales I noticed they were flying off the market!  The last 10 homes sales like his in the past 60 days were on the market for a median of 2 days before going under contract!  (For context his home was on the South side of I-70 in the $800k range.)  We’re seeing similar strong activity on multiple listings we’ve been involved with lately. So for buyers, it’s not necessarily time to go all out with all the seller-favorable clauses you used a few years ago, but on a well-priced/well-staged listing you are probably going to need to make a pretty sharp offer. (That’s a generalization though.  Every situation is unique and a good buyer’s agent can help you decide how aggressive you need to be.)

Sold Homes 

There were 6 homes that closed in the past week, in a variety of price segments.  If you like to watch the market and see what things are moving for you can peruse those sales in the link above.   (Take a peek at 2764 Elmira, I’m so proud of our team and how well we stage and present homes. All Active Homes 

There are 36 total resale active resale listings on the market in Central Park right now.  This is really low considering the size of the neighborhood.

For Rent Homes 

In the link above you can find all the homes for rent on Zillow in Central Park.  Since we help landlords manage their rental properties through our sister company, Focus Real Estate Property Management, we are now heavily involved with rental properties in the neighborhood.

Side note:  If you purchased your home before March 2022 you probably have a really low interest rate and your home would likely be cash flow positive as a rental!  We’re happy to explore that with you if you’re thinking about renting out your home.  If you purchased after that date your interest rate is likely higher and you’re not likely to have positive cash flow.  Just an interesting rule of thumb we’ve discovered as we help homeowners decide if they should rent out their home or sell it.
