Amaria and Jeremy loved their current home but wanted to downsize. They realized they didn’t need all the space their current Standard Pacific home offered. They looked around and decided that they wanted to build a “Cottages” home with David Weekley Homes in Willow Park East. At that point they hired us to help them through the process. After reviewing their wants and needs we helped them switch lots from the busy street where they planned to build to a nice quiet street on a pocket park. The change added maybe a month or so to the process but they are loving their new home on the park. Hard to beat Food Truck Friday at the park right outside your door every Friday! Here is what Amaria and Jeremy had to say about the experience of working with Focus Real Estate compared to discount brokers they tried in the past.

“Joe is outstanding! We worked with him to both sell our current home and purchase a new one. He goes above and beyond all possible expectations for services an agent should provide. On the selling side, he spent a significant amount of time researching comparable sales of homes in our neighborhood and comparing ours to them to find the right price. He doesn’t just do a price per square foot comparison, he thoroughly toured our home, taking notes and photos, then compared our interior finishes, location, positives and negatives in detail against several other “comps” in the area to set the right listing price. And his analysis was spot on – we ended up selling for exactly the value he suggested. When selling, he also brought in a professional decorator and stager to help make our home show perfectly, and a professional photographer to photograph beautifully. He also was excellent at communicating with us about showings, offers, and how to best respond to offers and counter offers. He has tons of experience selling homes in our neighborhood, and really knows what he is doing. He also has very reasonable commission rates – he asked for less than other agents we have worked with that did far less for us and were much less knowledgable about the process. On the buying side, Joe is also fantastic! We were building a new home, and he has worked with the builders many times before, so he knew exactly what customizations to suggest for us. He also attended all of the builder and design meetings with us to help navigate through all the choices and provide guidances about things other clients had done that we wouldn’t have known about otherwise. He was a great advocate when something wasn’t going quite right, he didn’t hesitate to contact the builder on our behalf to get it resolved. Joe’s experience in working with so many clients in the neighborhood really helped us buy the best possible house. We have worked with discount brokers in the past, and been extremely frustrated with their services – they had poor communication that almost lost us a deal, they didn’t know any specifics about our neighborhood to help market and sell our house, and they couldn’t help us really decide whether or not a particular house was a good one to put an offer on. Joe is the opposite of all of this – he is always easy to connect with, he knows more than anyone else about our neighborhood, and his commission rates are very reasonable. We even ended up netting more money from our sale, even with a slightly higher commission paid to Joe than we would have earned from a discount broker, because his expertise about this particular neighborhood, and all of the extra work he puts into his clients.
