Now on to the latest in real estate in the neighborhood…

New & Coming Soon Listings

There are 18 new and coming soon listings in Central Park this week with a wide range in pricing and styles. Just a little something for everyone! Holiday weekends tend to be slower as agents tend to hold off on listing with the various activities happening. We should definitely see a tick up next week as I know that even we have 3 new exciting listings coming up!

Under Contract Homes

In the past week, 15 homes went under contract, a solid indicator that buyers are actively shopping. Days on market ranged from 1 to 101, with more single-family homes going under contract than attached homes or condos, though we did have a couple townhomes move quickly.

Even one of our own, Kailee Ackerman’s listing at 2880 Emporia Court had multiple offers and went pending!

As we move into summer and the school year ends, you may be looking to make your next big move. Whether it’s in or out of state, selling your home doesn’t have to feel like a daunting chore.

As the Property Preparation Manager for Focus, I have helped over 170 individuals and families prepare their homes to sell. Each situation is unique, and with the help of our valued preferred vendors, we can help transform your space into the picture-perfect homes you see in our listings.

Here is a quick condensed step-by-step list of what to expect with selling your home with Focus:

  1. Meet with one of our trusted agents
  2. Have us tour your home to gather information and create a timeline and to-do list
  3. Either you can tackle the list, or we can set up our insured vendors to come help do the work, aka. painting, packing, carpet cleaning, deep cleaning, etc.
  4. Take photos and market the property using our extensive social media platforms
  5. Have showings and open houses (we can work around your schedules for these)
  6. Go under contract and begin the move-out/packing process (again, either by you or one of our vendors)
  7. Sell your home!

See, doesn’t that sound easy? No, we know there is a lot more to it, but we will be there to help every step of the way.  Check out our more formal Seller’s Guide for more information.

Sold Homes

21 homes closed in Central Park this week, slightly down from 27 the week before, but still reflective of a strong spring season.

All Active Central Park Listings

At the moment, Central Park’s active resale listings have dropped to just a tad 105 from 110 just two weeks ago. There are some really beautiful homes still coming onto the market every day and if any of these listings stand out to you, let us know—we’d be happy to arrange a private tour. We’re also excited to highlight one of our featured Focus listings below.
