It’s Friday, which means it’s time for our latest version of “Focus on Central Park”, our blog post all about real estate market activity in the Central Park neighborhood. We’ll show you all the latest listings, tell you about a few open houses on this beautiful weekend and share info on three neighborhood rentals we’ll be listing soon!
Our goal is to help busy people in Central Park with their real estate needs, whether they want to buy, sell, rent or need property management in the neighborhood. Let’s jump into the neighborhood real estate for the week…
This week there are 17 new and coming soon resale listings hit the market in Central Park! With 13 homes going under contract last week it seems like homes are being absorbed about as quick as they come on the market, keeping inventory levels pretty steady. This time of year is when we see Central Park buyers and sellers starting to plan their moves for the Spring with us, with the goal of being moved in early summer.
Of the new listings I wanted to bring your attention to these two that I found interesting:
2768 Florence St: $697,000
This new listing, co-listed by Kailee Ackerman and Stephanie Airman from our Focus Real Estate team, is a stunner! It’s very hard to find a south side, 3 bedroom single family home for under $700,000 with the level of amazing finishes these owners invested in the home. Another great south side Central Park option, this new listing from Kyle Kunkle with Your Castle Real Estate is intriguing. It’s a large 5 bedroom home with nearly 4,500 sf of finished space! The home looks to be in amazing shape and I love the beautiful light hardwood floors, custom built ins, upstairs loft and balcony. I also appreciate that this is a floor plan that doesn’t come up for sale often. If you want to tour the home it looks like Kyle has an open house this Saturday March 1st from 11:00am – 2:00pm.
There were 13 homes that went under contract in Central Park in the last week. I looked at the statistics on these homes and the median Days on Market “DOM”, which measures how long a home is on the market for before it goes under contract, was 20 days. So in short, homes right now are selling after being on the market for 3 weeks. That jives with what we’re seeing in our sales lately.

- Address can’t be disclosed yet – Large 5 bedroom Parkwood single family home in Central Park West. The homes faces a courtyard and is just a few minutes walk from the light rail station and 80 acre Central Park. Rent not finalized yet, but estimated to be $4,250 per month. Available mid-July 2025.
