Hooray it’s Friday! Time for our update on Central Park’s latest listings, under contract deals, sold homes, open houses, available for rent properties and more!

First off, it’s shaping up to be a beautiful weekend in Denver after many snowy and cold days. New to the area and still have questions on how snow shoveling works in Central Park? Read Joe Phillip’s bog post and to make sure you’ve got all the right information.

In more exciting news, word on the street is that we are getting a Whole Foods in Central Park! The site, based on what we’re reading, should be South of I-70 on the West side of Central Park Blvd. Fingers crossed as more grocery store options would be a nice perk for our neighborhood!

This week 10 new and coming soon resale listings hit the market in Central Park. While that seems like a very low volume of new homes on the market, it is trending upward from recent weeks prior.

The central location in the neighborhood is the main reason we feel this listing will appeal to buyers. Just blocks from Central Park, shopping and schools puts this home in a prime spot. There were 7 homes that went under contract in Central Park in the last week. One thing to note is that all the homes that went under contract this past week, were listed this month. That means buyers were eager and waiting for their desired properties. While interest rates remain in the 7% range, we should hopefully start to see buyers come out with the beautiful weather this weekend as inventory begins to ramp up!

The key for sellers is to make sure they price the home according to today’s market values and have it looking great to appeal to as many buyers as possible.

There were 6 homes that closed in the past week, two of which had been listed in August and September.

There are 54 total resale active resale listings on the market in Central Park right now.  This number is climbing from recent weeks past but is still low for the neighborhood. You can see all the active Central Park homes in the listing above.
