Rakhi and her husband needed to sell their Stapleton home to move back East. After interviewing a few agents they decided to go with a discount brokerage. I don’t mind losing out on a listing if I lose to a great local agent (you can’t win them all) but I honestly hated to lose out on this listing because I knew the discount brokerage was not going to provide them the service they needed. After 49 days on the market at an inflated price and with poor staging the property was still not sold. Luckily Rakhi called me and asked for help. We jumped at the opportunity, got it in great shape with our stager’s assistance, adjusted the price to the realistic price and had it sold in 10 days. Here is what Rakhi had to say about the experience of using Focus Real Estate after trying to sell with one of the local discount brokerages.
“I am pretty skeptical when it comes to Realtors and actually originally listed with a flat fee realtor. Unfortunately that process didn’t go very smoothly as we were way over priced for the neighborhood and there wasn’t much in way of marketing of our property (trust me – you do need this!). So we ultimately had to break ties with the original realtor and went to Joe. He was a life saver. He did one walk through and had a reasonable list of things that needed to be done to ensure our home showed perfectly (a little staging, opening the blinds, etc). And within 2 weeks we were under contract. He knew the neighborhood and what buyers were looking for. Not only that he negotiated on our behalf (he spent money like it was his own) with a multitude of vendors and provided guidance in areas that were new situations for us (what to do when you have a water issue? What about drywall repair and paint?). I can’t say enough about Joe and his knowledge on the overall process – he’s worth every single penny.” Rakhi A., Conservatory Green, Stapleton
