Justin and Kelly were ready to make the move from Columbus down to the Stapleton neighborhood of Denver. We communicated online for a while and helped them narrow down their options so we could make the most of their house-shopping trip out to Denver. We took a look at both resale and new homes and ultimately decided on a new build.

There was a speed bump on this deal though, which happens some times, especially on new builds. After being under contract for a while we go the soils report on their new home. After reviewing it in detail and bringing in our third party engineer we decided that the potentially expansive soils were not worth the risk. We worked our way out of that contract (no loss of earnest money) and found a completely different lot with a much lower potential for expansive soils.

They are now moved in and loving their new home. The new lot provided awesome views and a green space facing location so it all worked out in the end. Here is what Justin and Kelly had to say about their home buying experience:
