New and Coming Soon Listings This Week
There were 24 listings that hit the market this week, up from 10 the week prior. The spring market is clearly in full swing, offering more options across a wide range of price points. Under Contract Homes This Week
Fourteen homes went under contract this week in Central Park. Of those, 6 went under contract within the first week on the market. The median days on the market was 11 days, which tells us most of these homes moved quickly, and the fact that 6 of the 14 went under contract within their first week is a clear sign that well-positioned homes are still generating strong early interest. Buyer activity is spread across a wide range of price points, from the high $300s up to nearly $1.7M, which reflects healthy demand across the neighborhood rather than activity concentrated in just one segment.
Fourteen homes closed in the neighborhood this past week, ranging in price from $217,896 to $1,900,000. These closings reflect contracts that were likely written 30 to 45 days ago, and combined with what we’re seeing now in the under contract data, it’s a good sign that momentum has been building consistently.
All Active Central Park Listings
There are currently 97 active properties in Central Park, ranging from $247,916 to $2,595,000, with a median list price of $735,000 and an average of $837,773.
On the days-on-market side, the median sits at 28 days while the average stretches out to 42 days. That gap tells an interesting story. Homes that are priced right and show well are moving in under a month, while others are sitting longer and pulling that average up. It’s a good reminder that more inventory doesn’t mean a slower market across the board, it just means buyers have more to compare, and the homes that stand out early are still the ones seeing the strongest results.
