We all know this is the most gorgeous time of year in Colorado–the intensely-blue skies, the vivid sunshine, the spectacular foliage. So here’s an insider tip: If you plan to put your house on the market this winter or early spring, take your exterior photos now.
I could tell you that the National Association of Realtors says that 85 percent of buyers say photos are the most important factor in deciding which homes to look at, but if you’ve ever shopped for a house, you already know that. A good real estate broker and photographer can make any season work, but listings with bare trees and winter slush melting in the backyard aren’t as eye-catching and scroll-stopping as photos with bright sun, lively green grass, and vivid landscaping. If you’re already working with a broker and they haven’t already suggested it, I’d reach out to them asap, and they can likely help arrange photos.
Don’t worry about decluttering and staging the inside of your house, that can come right when you list and prepare for showings. We suggest a quick fall cleanup either from a landscaping crew or just some good help around the house. Don’t forget to temporarily take down any seasonal decorations (sorry, skeletons and spiders). For the day of photos, make sure you have all the blinds up, nothing in the windows if possible, porches picture-perfect, and backyards inviting. The photographer can get gorgeous exterior shots and even drone footage (if it’s agreed to in your listing agreement) to save until your listing goes live.
