Time for our Central Park all things real estate update post we call “Focus on Central Park”.  In this week’s info packed post we’ll highlight the 17 new listings in the neighborhood this week (including two that have income property apartments attached!), 7 rental properties we have available from 1 to 4 bedrooms, multiple open houses to explore & more!

On to the neighborhood real estate for the week…

New & Coming Soon Listings

There are 17 new & coming soon listings in Central Park this week to explore!  You can see all 17 of them in the link above.

Of the coming soon and new listings, here is a unique one that caught my attention: 

3357 Akron St:  $1,279,989

This large, 6 bedroom home, listed by our friend Ken Greenfield of Corcoran Perry & Co, would normally get our attention because of its great Central Park North location.  This time though it caught my eye because it offers so much flexibility.  The home has 4 bedrooms above grade but then it has 2 more in the finished basement which has its own entrance, own off street parking space and its own full kitchen!  This gives the new buyer the chance to live in the home as one large single-family home, a multigenerational home or a home with its own income producing rental property!  This one offers a lot of versatility and I look forward to seeing it in person! 

Under Contract Homes 

There were 13 homes that went under contract in Central Park in the last week.  Most of those homes sold in the first 3 weeks on the market, which is encouraging for sellers. This market is a little tricky right now!  Some homes are selling in competitive bidding war type situations while others are sitting for longer stretches of time without much activity.  It’s key that sellers have homes priced well, in great shape from a maintenance standpoint and looking good aesthetically to garner attention from buyers that are now being more selective.

Total Active Central Park Listings

There are now 126 active listings in the neighborhood.  So, if it seems like there are more for sale signs around than there you used to be, that is because there are.  Home inventory has increased in Central Park, similar to the trend we’ve seen in the Denver metro in general.  There are now multiple options for buyers in each price segment, so for sellers the key is to be the best value in that price segment to stand out. 

Of the actively listed homes here are a few I wanted to point out:

5511 Wabash St: $899,000 **Open house Saturday 6/21 11:00 – 1:00**

This Thrive Home Builders listing really shines and with a price now below $900k we feel it’s the best value available in this segment.  The owners have cared for it so well and recently installed new carpet, custom lighting, new tile and more!  It’s completely ready to go. The home features a very functional layout, 4 bedrooms, an oversized garage, a finished basement and an upgraded outdoor space.
