New Stapleton Listings this Week
There were just 6 new listings that came on the market this week. This time of year the inventory and the amount of new listings per week is always down so this is to be expected. Most sellers are typically waiting until closer to spring to list their homes. That doesn’t mean there aren’t buyers though, many homes are still selling quickly as we’ll see in the under contract section below.
Of the new listings I think 7751 E 29th Ave is one of the most interesting. It’s a Sky Terrace town home by Infinity Home Collection. I love the natural light, the beautiful modern finishes throughout and the walkable location right next to the town center.

I also just heard that KB Home has a “Woodlilly” floor plan in Beeler Park available on a lot that’s 4,800 sf and has a big yard. This one would likely end up in the low $500k’s and would have a really nice backyard. The home would be complete around August 2017. Under Contract Stapleton Homes this Week
There were 8 Stapleton homes that went under contract this week. Of these 8 listings, 4 of them went under contract in 3 days or less! So even in winter if it’s priced right and shows well it’s going to sell quickly. That’s not to say all homes will sell that fast. Homes with high hoa dues, 2 bedrooms, locations on busy streets, etc will take longer to sell.

With only 32 total active resale homes on the market and 8 homes going under contract per week we have just one month worth of inventory. Same old message, it’s still a seller’s market. Be careful, as I comb this list I see a handful that are significantly over-priced. Before you make any offers make sure to look at the comparable sales to make sure you’re paying fair market value.
