This Week in Stapleton Real Estate 6.12.20

It’s Friday and that means it’s time for our weekly real estate update. Each week we review the neighborhood real estate market and analyze the trends we see. I thought this week I would also include the numbers for Denver County direct from the Denver Metro Association of Realtors from the month of May because a lot of people have been curious how the market had fared during the stay at home orders. In May, Denver County did see home sales down 44% year over year but this was due to April’s lack of listings and the inability to safely tour homes. Similarly new listings were also down for the month. One trend we did see was pending listings started to go up each week as people came out of quarantine ready to buy homes. There was definitely pent up demand! Now as we are well into June and this trend is continuing with about 12 to 18 homes going under contract (pending) each week and the number of listings going up as well! Basically our typical “spring selling season” has been shifted about 1 to 2 months out.

Focus Sells Stapleton for 1.5%!

You may have heard us here at Focus Real Estate talking about our reduced commissions and I wanted to once again explain it to everyone. We pride ourselves on being your neighborhood experts and now we want to also offer our services at a discount. We just feel like this is fair and a way for us to stay current given everything going on in our world and community. We will sell your home for 1.5% coupled with a commission to the buyer’s agent of 2.5 to 2.8% which makes your overall realtor fees about 4% rather than the more traditional 6%. Remember, Realtor fees are always negotiable but we want to be up front about pricing so you know what you are paying. Here’s an example, if you have an $800,000 home to sell at 6% fees you would be paying $48,000 to realtors on both side – the listing agent and the agent representing the buyer, but with Focus you will pay more like $32,000, that’s a $16,000 savings! We still offer you full service when selling your home. Here’s another example with a $475,000 home – typical fees could be upwards of $28,000 but with Focus its $19,000, a $9,000 savings to you from the sale of your home.

Now onto the Stapleton Real Estate numbers

New Listings: This week there were 18 new listings in our neighborhood and last week there were 17 so we are pretty much the same here. This number has been steadily increasing since May!

If you know me and my posts, I love highlighting Parkwoods when there is one available. They are so beautifully designed IMO and remind me of my childhood in New England. 8403 E 55th Ave listed courtesy of Jamiria Valenta of Porchlight Real Estate Group is stunning and I had to include it this week. This Ashville model sits on a quiet interior street. The home has over 4,600 sq. ft. of living space, 6 bedrooms, 4 bathrooms, an impressive finished basement with movie room and full bar plus a spacious backyard with an indoor/outdoor fireplace – this home truly has everything you need and more in Denver!

Another great home I want to highlight this week is 8764 E 29th Place listed by my colleague Kailee Ackerman of Focus Real Estate. This lovely Southside home is well priced at $595,000 and sits on a private courtyard. It has 4 bedrooms, 4 bathrooms, a finished basement, only 1 block to Central Park and has a wonderful front porch to enjoy while overlooking the spacious courtyard!

Pending Listings: 12 homes are pending sale this week. The pending home sales each week are floating between 12 and 18 and I’m sure it will continue to rise as more homes come on the market over the next few weeks.

Sold Listings: 15 homes closed over the last 7 days, up from 11 homes last week. I expect this trend to continue upward as more and more people are getting back to househunting and writing offers.

All Active Listings: Currently there are 66 active resale homes in our neighborhood, up from 59 last week. The homes span quite a price range currently ranging from $227,000 up to $1,599,000… Just another reason our neighborhood is so unique. There is a home for everyone, in every price range just look at my new featured properties above.

One home I wanted to point out this week is 5512 Wabash Street listed by my colleague Mariel Ross. This beautiful David Weekley home just had a price decrease to $650,000 so it’s a great time to take a peek and fall in love. Tons of curb appeal, a main floor bedroom/office (for a total of 5 bedrooms) and craftsman charm abound… this home will not last at this price.
