This Week in Stapleton Real Estate 12.20.19

The Holidays are finally here… Hanukkah starts on Sunday and Christmas is only 5 nights away. Personally, I love this time of year and what it encompasses from time spent with loved ones, traditions, and reflections of the year gone by. It always surprises me how quickly the years go and given its 2019 how quickly this decade has gone! It’s a good time to reflect on so much in all our lives and how we can make the next year even better. It is going to be a great year in Stapleton Real Estate. Phase 1 of our North End neighborhood is nearing completion and with that will come phase 2 in late spring/early summer complete with new lots, some new builders and lots of new opportunities for families to grow. We will be sure to keep you all up-to-date on what’s happening up there!

Before that though, we will enter into a great time of year to sell your home!  With that in mind, if you are looking to sell your home in early 2020 and are lucky enough to have a few days off over the holidays I thought it would be a great time to tackle a few easy home projects to help your home stand out from the competition.

Here are a few items you can check off your home preparation list:

  • Have a qualified professional clean and descale your tankless water heater – a task most overlook.
  • Perhaps have your furnace cleaned and checked.
  • Change the filters in your furnace and house humidifier.
  • Clean your baseboards – another task often overlook but this helps a home look fresh and clean.
  • Touchup paint throughout your home.
  • Trim your shrubbery down before the next snow storm comes in.
  • Test your smoke and carbon monoxide detectors and change the batteries as needed.

3 New Stapleton Listings This Week

Similar to last week, we had only 3 brand new listings hit the market – this is typical coming into the holidays but our market will pick up very soon and offer buyers even more selection.

8643 E 55th Ave caught my eye and perhaps it will catch yours too. Listed for $630,000 by Geoff Burghardt of HomeSmart Cherry Creek this stunning 4 bedroom, 4 bathroom home is located in Northfield on a courtyard, corner lot. It has tons of natural light pouring in the windows! Lots of upgrades, a main floor master and an oversized two car garage round out this great home.

This week Stapleton had 4 homes go under contract.

Stapleton Under Contract Homes

11 homes sold this week ranging in price from $415,000 to $780,000. 3 of these homes sold at list price and the other 9 were down a bit.

Stapleton Sold Homes

Stapleton currently has 19 resale homes on the market down from 26 last week. These homes range in price from $1.25 million to $237,411. There are some great choices in the bunch but if you don’t see your dream home you may want to consider building or looking at quick move in homes from our busy builders. We typically do not include the builder “spec” homes in our weekly real estate update numbers for continuity sake but my co-worker Mariel Ross has compiled a great list of available Stapleton spec homes.
